Critical: Professionalism, Responsiveness
Terrible. They never respond to service requests. When we moved in it took them MONTHS to get the locks changed. Multiple things have broken like the stove and fridge since moving in and they haven’t dealt with any of it. Our landlord has had to communicate with us to get new appliances. I don’t even know what she pays them for.

I am moving to the Seattle area in a few months and I have been trying to reach VerraTerra for a few weeks now regarding a rental property that would be perfect. Not a single response, be it an actual person or an automated message. And now after multiple attempts the property doesn’t seem to be available, despite being shown as available on their site. If you don’t respond via email then don’t have the option.

Rental Application Process - Currently VT has not reached out responding to questions about a property I had applied for. There was no confirmation email on the application process. I have called multiple times to speak with the property manager only to be forwarded on to a voicemail that has never been followed up on a WEEK later. As someone searching for a property this company does not make it an easy process and could very much impact your ability as a seller/owner to get your property seen and out there.

VerraTerra manages my home community. We have had a handful of typical issues (broken fences, playground needs fixing, etc) and when we reach out to the HOA they take days to respond and are quite rude. James is passive aggressive and is great at minimizing the issue.
There has been a dead animal in our common space for days now. When I reached out to inquire about getting this safely disposed of, James responded rudely. I told him I was disappointed with his response and he got so triggered. This man is having a hard time with something in his life and is willing to become truly unprofessional

I've worked with VerraTerra since 2006. I've bought 3 homes with James and have had them manage my rental. I don't hesitate to recommend them because I know James is about the most righteous person I know. He'll do the right thing, even if it will make him unpopular. I value that. A lot. You'll be lucky to have him watch over your home.

Do not waste your time and money on this property management group. They do not respect or respond in a timely manner. In our entire (brand new built) community, they are taking 2 years to fix or facilitate fixing one street light. They do not value any residents, including me as a resident, create defensive and deflective argument and are disrespectful to others. We recently had a situation where a tow truck was called to move a single car that was parked illegally in front of a driveway, blocking the ability to move within that parking spot. Upon towing the first car, the tow company then called in multiple tow trucks and began towing all the cars in the neighborhood that wasn’t located within a drive-way!

Been renting with them for 6 months now and it's been a great experience so far. We've had some issues with the house due to former renters leaving all kinds of problems (let's just say, the former renters left garbage in every area of the yard, even going so far as to bury it! And that's just the tip of that iceberg.). VerraTerra has responded to all of our requests quickly. Everything needing to be fixed has been fixed. Keep up the good work!

I have rented a property managed by VerraTerra for about one year and have been very pleased with their service. The initial process of signing a lease was straight-forward and timely, and they ensured the home was in great condition when we moved in. Since move-in, we have experienced a handful of issues with the home, and they have all been addressed/managed quickly and professionally. I have mostly corresponded with Lindsey, who is extremely prompt in responding to emails and phone calls (usually literally within minutes! I've been working with Lindsey & co in VerraTerra for a long time. The rental business is tricky and demanding at times, but Lindsey has always been responsive and worked hard to solve tenant issues, while trying to provide good value for owners. Lindsey always communicated tenant requests to us promptly, has never let our properties vacant for more than a couple of weeks. Highly recommended!

This property management company is awful. Please think twice before considering to rent one of their properties. Communication with the property manager has been sparse and very frustrating, with often no response after many days and numerous emails and calls. We have requested maintenance on several appliances over 2 weeks ago with no significant reply or plan for repairs. It takes an inordinate number of emails, phone calls, voicemails, etc before receiving a brief and rather useless answer. The property itself is okay (has issues but is livable) but the difficulty in communication makes it

To those applying to rent from this company please beware. The person who showed us the house initially doesn't even work for the company and was almost 30 minutes late for our tour and could not answer any questions about the space ie utility cost and date of availability. The space was also very dirty (holes all over in the wall,stained carpet and the walls were filthy as the previous tenants left the place an absolute mess.) They are crooks. We rented a property from them and turns out the home had mold and other insect issues which they more than 3 months to address. To make matter worse, James Hsu and his crony Tim Sandoval tried to collect on fines and other bills even though they were not valid. Absolutely do not rent any properties from them or even hire them to represent you as a property management company. We now have to hire a lawyer as they are threatening us with collections. We tried to pay it but more bills keep surfacing from them proving that they are disorganized with poor accounting ledgers. Stay away

By the time this property in particular popped up, I had a very good idea of what I was looking for. I contacted the leasing agent (verraterra) the day this property posted on Trulia (right before Labor day weekend) and asked to view the house. We were heading out of town
