A change - either to alter, add, or correct - part of an agreement without changing principle idea or essence. Sales that have similar characteristics as the subject real property, used for analysis in the appraisal.
Determining who has the right to select the title company to close and insure a residential transaction can sometimes be an emotional and controversial issue. Although most residential buyers and sellers couldn't care less who closes the transaction, most real estate agents have a favorite title company or closer with whom they prefer to do business.
The state of Texas regulates the sale of title insurance, such as the premiums are based on the sale price of the property and the premiums may not be discounted by the title companies. Most sellers view the title insurance premiums as an unnecessary cost of sale, which benefits the buyer only. In fact, providing title insurance to the buyer is equally important to the seller.

Careless and unneeded aggravation and worry
Bonnie didn't realize she had my title paperwork until I called her and it had been buried on her desk for 3 weeks. This itself made me question Longhorn's professionalism and integrity. Then, after my refi was approved she asked for the survey. What!?!? Don't you know what you're doing? So I dropped everything to send the survey because I wanted to close on time! Days later she said the survey I sent didn't have the 'seal', meaning the refi process wasn't guaranteed to be recorded. How incompetent. Don
