For foundation & inspection services estimates, provide a written estimate on the cost of repairs after our professional has determined the foundation does NOT meet the guidelines of the American Society of Civil Engineers. This is especially useful if you are in the process of purchasing a Foreclosure property.
One of the most common questions we get asked by the public is: "How do I know I have a REAL foundation problem that needs repair?" Here are some examples of when you DO NOT need immediate foundation repair. The hairline (small) cracks and sticking doors are usually due to seasonal moisture changes.
Here in South Texas, our soil acts very much like a sponge. When the soil dries out it can cause movement in the foundation of a building. To minimize this movement and the damage it causes it is important to maintain even moisture around the entire foundation. If you have to use a soaker hose, use a timer* and place the hoses 1-2 feet away from the foundation.
The lack of moisture in the ground has been causing the soil to crack open and pull away from homes' concrete bases, causing drought damage. When the foundations move they cause structural damage that can lead to problems above the ground. Windows don't open properly. You can get large cracks in the foundation wall, cracks in brick work and mortar, cracks in drywall.
During the entire period of ownership, the maintainer should regularly provide maintenance in accordance with the checklists in Appendices C and D to help ensure that the foundation performance and original foundation design philosophy will not be compromised. An interval of twice per year is recommended to monitor the site and structure for required maintenance.

Arredondo Engineering LLC is tied to Arredondo Group which deals with foundation repairs and share the same address on 6004 Grissom rd. This LLC is not only unprofessional but they lack the integrity, the competence, and the ability to address the most basic common sense approaches to engineering. Arredondo is a horrible and irresponsible company. Try to get away from this company as fast as possible. Here is the event timeline why I drew this conclusion. I bought a property which is close to Bandera Road in 2016. The previous owner had the foundation repaired in 2012, and the previous owner passed the foundation lifetime warranty to me. This home was listed for sale on the market in early 2021, and the buyer under contract asked Arredondo to inspect the foundation on 2/25/21. Per my agent, the buyer walked away from the contract as soon as the inspector told her the inspection result. I

You'll regret using them when they leave a hole outside your door for a week that you have to fill in. There's a reason they're so poorly ratedcompared to other foundation companies.
No internal communication. Why are you answering phones? I'm new excuse doesn't last 2 months. So it was impossible to get answers about why the project was constantly delayed.
You Will make accomidations to be home for the project and they wont show up. Nobody will even know and they'll just assume the job is done. And call for payment.
They left a 6 foot hole outside my door for 7 days, I had to fill in myself

Called this company for first time a couple of week ago, asked for a foundation inspection because I believed the foundation might have an issue. They told me it would be $75 for the inspection and estimate if work was required. So we scheduled it, the first try they came to the house but did not call me in advance because they wrote down the wrong number, which I found out after calling them. I had my house leveled in May 2007. Due to a prolonged drought then getting double our yearly rainfall average this year, our house settled on one end. I dreaded calling for warranty work because my past experience proved that contractors don't always honor lifetime guarantees or make excuses about why it's not covered.
