If you plan on selling your home consider having a pre-listing inspection prior to putting it on the market. A pre-listing inspection gives you as the seller the advantage of knowing any key issues or major repairs your home may have instead of finding out days before the closing. Having this information ahead of time gives you the option to either fix the defects yourself or chose to leave them to the buyer to address.
Home warranties for newly constructed homes typically offer coverage on workmanship and materials relating to various components of the home, such as windows, heating, ventilation, HVAC, plumbing and electrical systems. Because these warranties usually expire one year after settlement, a first year anniversary inspection should be performed 11 months after closing.
A "Four Point Inspection" or sometimes called an insurance inspection focuses only on four main areas of interest in a home. They are the roof, HVAC system, electrical and plumbing. Your insurance company may request a four point inspection if the house is older than typically 25 years. A four point inspection is a tool that insurance underwriters and insurance companies use to determine risk.

Tom did an excellent job of inspecting a home we eventually purchased. He did a thorough job, completed a detailed report to include photos and videos. He also explained everything to us in a down to earth manner so that we could understand. Since we were purchasing directly from a homeowner, it was nice to know he had our back. Tom is amazing! 5 stars all the way around. He will climb on top of the roof and crawl under the house in the crawl space. He takes his time and makes sure he covers everything. Inspection reports are very in detail in depth. If there’s something wrong with the house he will definitely find out and let you know! My agent wanted me to use her own inspector but I did my own research and found Tom. It's hard to imagine how any other inspector could have done a better job. I needed an inspection fast because I was leaving town in two days and I wanted to be at the inspection. Tom was busy but was willing to do a late afternoon/evening appointment if it wasn't inconvenience for the home owners. He contacted the seller’s agent and was able to get the inspection schedule the next day at 4:30 pm and I had the report before I left town. Tom provided great customer service, thorough inspection and easy to understand

I found Tom on the Internet and needed to get a home inspection done in a short deadline. I called him and he responded back very quickly and then we coordinated the inspection and he did a very thorough job and even my Realtor I am working with was impressed because she usually uses someone else and he even offered advice on other contractors that I needed. great job, professional report

I was totally satisfied with the inspection Tom performed on my new home. He was on time and spent more than six hours checking every inch of the home. Upon completion I was provided with a detailed report of his findings. What I really appreciated was the summary of issues that needed repair and the identifying of problems that needed immediate attention such as a hot water heater that showed some corrosion. I would strongly recommend Tom and Tidelands Complete Home Inspections.
