Before you proceed with actively looking for a house, you need to know how much is your affordability. Lot of factors decide that. Your income, assets, debts and credit report are critical and need to be reviewed. We will run your credit and issue a pre qualification letter. In the current market, every seller is looking for this letter along with the offer.
Do pay all your credit cards and any other debt on time before you even start considering a mortgage. Do keep a positive balance in all of your checking and savings accounts with sufficient funds to close a loan. Do keep your money right where it is. Changing banks or moving money will require explanation, which will just be more paperwork.
In general, a title commitment is a commitment by the title company to insure the sale of the property and issue a title policy if conditions in the commitment are met. You'll see the names of the seller and buyer, a description of the property, the sales price, and the name of the lender if any.
