We will never rent a house again with Grand Welcome. Bad customer service.
We rented a house in Tahoma City through Airbnb, the day before check in there was a snow storm, we contacted customer service to find out if the house was accessible, but they sent us some general information without answering specific questions. On the day of check in we receive a call from them 1 and a half hours before the check in time in which we were told that the house was not available. We then had to go back with a car trip of a total of 6 hours with 3 small children.

I would avoid them at all costs. Our house was not available at the agreed date and they refuse to reimburse us for the missed days! Also the property was really dirty (see photos attached - plenty of hairs in the bathroom). And they never ever picked up the phone.

Interesting business model that Grand Welcome uses. We reserved an ocean view place (Moonstar Cottage) through Grand Welcome for January 9 thru January 13th that we believed was in Sea Ranch, CA. We believed that the cottage was in the Sea Ranch community due to the claim on their 'Moonstar Cottage' listing page that the property was an "Ocean front house in Sea Ranch". However, when we arrived at the cottage (after 5 pm on a Sunday) imagine our surprise to find that it was nowhere near the Sea Ranch community (the cottage being located more than 11 miles north at Anchor Bay

I have a duplex in Newport Beach one house from the ocean. I have had Grand Welcome manage my lower Apartment. They didn't inform me that there was a service dog included in the 4 people from Michigan. At 9:30 p.m. I hear barking downstairs. I called Phil from Grand Welcome he didn't know anything about a dog. I went downstairs and Mario said He told Grand Welcome that there would be a service dog. Then, He showed me 4 times on his phone He had contacted Grand Welcome about the service dog. They told me it was VRBO's fault who didn't tell them about the dog. It showed

Canceled our reservation via text message two days before arrival. No other information other than the below. Didn't call us, didn't email, just texted the below.
"Greetings from Grand Welcome and I hope you are doing fine.
Unfortunately, owners are unable to host your stay on the date stated."
Surprisingly that they would be this unprofessional - didn't offer any help finding other accommodations, couldn't provide any info. Don't use them if you're serious about your trip.

I have been renting from Grand Welcome for years including the company they purchased on the Big Island. The reason I chose a rental firm is from their reputation instead of selecting from VRBO and like companies. I got burned, Condo was lets say, very below standards and would only meet low expectations. I am not going to list but they need to assure that they have only quality homes.

We have a vacation rental property managed by Grand Welcome and we could not be happier! From an owners perspective, the entire GW team is always a pleasure to deal with. They take care of everything to ensure a 5 star experience for our guests. Their fees are very reasonable and we feel like we are in great hands with them. I made a reservation in Lake Tahoe, even though there is a wild fire they refuse to refund me. Beware or you will be out money and a vacation like me. Please read the other reviews , I wish I would have read them before I booked with this company.

Airbnb has said the one refusing to refund me is your company. No attempt was made to accommodate me at a rescheduled time or to maybe bypass your strict policy. Your customers are what make a business successful , not a policy. The fire is still going on by the way , a week after I requested refund. Your polite response

I would give it zero stars it I could. I booked a home in Tahoe several weeks ago for a week vacation and now there is a huge fire (Caldor) in Tahoe with mandatory evacuations and I checked with them what my options were and I had none as I was outside of their 60 day cancellation. Well 60 days ago there was not a raging fire!!!! I contacted AirBnb and 15 minutes after these people denied my cancellation, I got a full refund from AirBnb who obviously understand customer service. A big zero for these people who could have done the right thing as they had to know I would get a FULL refund from AirBnb

AMAZING! We rented a gorgeous home in Corona Del Mar near Newport Beach, CA through Grand Welcome and it was a five star experience from the begining. We had several changes and requests throughout the process and they are extremely responsive, accommodating and they see your requests through. We left and went to a different part of California and realized we left an envelope of money back at the house and Phil not only responded to me almost immediately, but went above and beyond to get our envelope back to us. The house was beautifully decorated, extremely accommodating and well stocked for guests

We stayed at Sierra Manors #62 in Mammoth. The pictures looked nice, but once we were there it was a whole different story. When we arrived at the condo we were a few minutes early before the 4:00 o'clock check in time, but I figured we might be able to get in early. I tried the code, but it didn't work so I called Grand Welcome and spoke to a representative who said he'll activate the code early, but asked us to wait a few minutes. After waiting it didn't work so I figured I'll wait until 4:00. At 4:00 I tried the code they sent us and it didn't work so I called

Temporarily without access to our home due to a fire GRAND WELCOME leaped into service! From the ease of selection, booking, and complete support during our stay, we felt relaxed and happy in our home away from home.

I will never book anything through this company again. We were hoping to cancel a house booked a few months from now so we got in touch with customer service and they lied about how much they would refund. We explicitly asked in an email to confirm that we would only have to pay a 5% cancellation fee which seemed fair. Customer service confirmed that we would only have to pay this 5% fee and everything else would be refunded. However, when they issued the refund they charged a number of other fees, including a "cleaning" fee.

My friends and I booked a cabin for Xmas days at Mammooth end of November. After a few days the new stay at home order of California got issued and all short term rentals got cancelled.
Grand Welcome didn't communicate with us but with rather he to reach them to figure out what's happening.
Most importantly, they charged us the cleaning fees (~200$) + 5% cancellation fees for a cancelation that we were not responsible for. Worst customer experience ever, they were not responsive at all.
If I could give 0/5 I would do.

Had difficulty getting into the gated community as well as the rental property as I was sent the wrong codes. After several calls to Grand Welcome , the local property manger had to come to the property to let me into the rental. The decor was lovely , wonderful beds and the only disappointment were the 2 shower/ tubs. Slippery tile when wet and very difficult to climb into the shower/ tub and it was impossible for me to use the master shower with a huge step down with no step stool . I did go purchase rubber bath mats for showers as well as non slip bath rugs on the tile floors in all the bathrooms

We will never stay jn a property managed by this company again. Wrong number provided for access to the pool and laundry room. We called and requested the correct number. Ten hours later we were given two numbers and neither worked.
Pantry had food in it ( didn't expect that with Covid)!
Tub didn't drain. They left Draino under the sink.
Call a plumber!
Dishes weren't all clean and the only frying pan is ready for the trash.
This property isn't being managed. It's being cleaned and not very well at that! The reservation number was 1038231.

Do not rent a house from this group!

Unfortunately due to COVID-19, our friends had to reschedule their wedding to 2021.
I reached out to Grand Welcome to change our reservation date (for 12 people!) to the following summer so they would get the full payment AND we would have a place to stay. A win-win, right?!
They were completely unwilling to make any changes to the reservation and wouldn't even consider rescheduling the reservation to later in 2020.
We even shared the county

Stayed at a Grand Welcome location in Gualala California recently. Their Moonstar Cottage.
The place was not as advertised. The only redeeming factor was the view.
I took photo and video evidence of the following:
1) Thermostat/Heater did not work at all, and it gets cold on the coast at night
2) No bedpad on the mattress. Just the sheet. Very unsanitary.
3) 1/2 the shower water leaked in the bathroom.
4) Holes in the walls/ wall damage in very places.
5) Rodent problem. Scratching in the walls at night, plus gnaw damage in various places where they traverse.
6) Not clean. Cobwebs throughout

The home was absolutely beautiful, and was in the perfect location, but when I booked it, is was run by Home Away. Grand Welcome has changed up some things that, in my opinion, should have been left alone. No coffee, bath soap, shampoo, conditioner, lotion...these should all be standard. Two blow dryers that quit working after about 20 seconds.
There were no instructions as to how to use the fireplace, tv, audio, nor hot tub. It was difficult to reach them on the phone, although they were quick to respond to an email. An urgent problem went unfixed. The master bath shower drained slowly at first
