As the Broker and owner of New Paltz Properties, I offer a unique synergy of high-level New York City qualifications and proven Hudson Valley commercial real estate experience. I personally oversee every transaction, delivering boutique-level service with knowledge, sophistication, and integrity. 1997-2002: Financial Services Group at Cushman & Wakefield in Manhattan.

I became a partner in 1999 and was involved in all aspects of the real estate brokerage process, including due diligence, property tours, phone canvassing, and financial modeling. 2004-2012: Freelance marketing writer and consultant for CBRE in New York City. I drafted offering books for more than 100 transactions, with a total value in excess of $30 billion.
Services
Representing sellers of commercial and investment property in the New Paltz area is my core business. I am well versed in all aspects of the process and strive to provide a premium level of service from first introduction through closing. Introduction: When I have initial contact with a potential client, I try to listen more than talk.
In addition to representing sellers, I represent investors seeking property in the greater New Paltz area. I know the market well, and my experience as a local real estate investor makes me to scrutinize my client's opportunities with a warry eye. My local connections also help me to identify investment opportunities that are not currently listed on the public market.
For complex projects, New Paltz Properties can serve as a real estate consultant, paid on an hourly basis. I can assist with development analysis, project management, and guiding a project through the Planning Board or ZBA process. I am currently serving as the real estate consultant for the Town of New Paltz, assisting with the acquisition and design of the new Police Station and Court facility at 59 North Putt Corners Road in New Paltz.
While I primarily work as a commercial broker, I am also a real estate investor myself. I purchased 7-11 Church Street with a business partner in 2015, and recently acquired their ownership interest. In 2019 I purchase 60 acres on North Ohioville Road in New Paltz with an investment partner. The vacant land is zoned light industrial and we are planning to develop a light industrial park, similar to Steve's Lane in Gardiner.
New Paltz Properties can assist landlords in finding tenants seeking commercial space in the area. I can also assist in the negotiation of commercial leases, on behalf of landlords or tenants. I have reviewed many hundreds of commercial leases over the course of my career, and am well versed in the various element of a lease and their key negotiating points.
