Working with a Realtor is the most common and preferred approach to home buying and selling. A Realtor will be familiar with the available housing inventory in the location, size and price range you desire. Through the Metropolitan Regional Information System ("MRIS"), the Realtor will have virtually unlimited access to information about homes listed for sale in your region.
Purchasers often include a Home Inspection Contingency in the Contract. This provides that their obligation to complete the purchase is conditional upon completion of a home inspection. This inspection is performed by a professional home inspector or engineer and typically occurs within a short time period after final ratification of the contract.

Capitol Title handled my most recent sale of a rental property I had for 15 years. Here’s what they did wrong…
1. Sent a critical email to an incorrect email address. Luckily my agent caught it and forwarded it to me.
2. A team of 4 completely ignored an email from me. I never received a response.
3. Attempted to charge me unnecessary fees of several hundred dollars in my settlement. Again my agent caught it. Very dishonest of Capitol Title.
4. I attempted to contact one of the people handling my sale and was unable to leave a message due to a full mailbox. Not a good way to do business

Barry helped us with the settlement of our property in May 2020. Since this was the beginning of the Coronavirus pandemic, the settlement itself was handled virtually. There were absolutely no issues. It was completed smoothly, quickly and in a very professional manner. We will continue to use and recommend Capitol Title.

I worked with Capitol Title during the CoVid pandemic and the team made the process convenient and easy. After closing, they continue to work with me until everything was completed with the last water bill. It was stress free to work with them. They respond to emails and address your questions. I enjoyed working with them and will definitely recommend them.

I have worked with Capitol Title for years, and I have never had a problem. They are wonderful to work with! And are very responsive. When a client decided to go with another company, there have been times when it just wasn't as smooth! I recommend them highly to any who would listen!

The Capitol Title staff is AMAZING!!! I have had many transactions (some not so easy) through the Ocean City,MD office. They have provided such convenient, thorough, professional and (Covid)safe settlements for me, buyers, sellers and fellow Realtors that I gladly recommend them and will continue to use and refer their services to any and all! Bravo 👏🏻 to the staff! You all make it a smooth situation for all from start to finish...

I have been working with the Capitol Title office and staff in Ocean City, MD for almost six years. Each and every experience has been handled professionally and on time. They are responsive and always know where the settlement is in process.
Always pleasant and easy to work with and always competent and knowledgeable. Can't find a better group on the peninsula.

I am a realtor and routinely use Capitol Title for my closings. They are on the ball from the moment I send them a new sales contract to closing. In the past year I have been particularly pleased with my dream team of Rose and Vicki as processors. They work smoothly with clients to complete any needed paperwork and to schedule closing, and they quickly respond to any emails or questions from me or clients. The company's service is great -- for example, attorneys have been willing to conference call with me and a client to explain a land survey issue or the pros/cons of basic vs. enhanced title

Everyone we dealt with at Capitol Title were great. There were 4 of us in the large conference room. We wore masks, there was hand sanitizer, and we each had our own, new pen. We felt safe with the precautions. There was a lot of paperwork; a lot of places to sign. But the person from Capitol Title explained everything to us in a way we could understand. She made the process much easier. It's been a few months, so I can't remember her name. We would definatley use Capitol again.
