Called and inspection was done same day. VERY thorough inspection with pictures,video and audio. Categorized and coded as to serious level and if we could repair or what type of professional needed. Looked at things we didn't even think of. Answered all of my questions so I completely understood what we were looking at. Was able to negotiate fixing of a few things that saved us from finding out the hard way.. Our inspector Michael was awesome and has continued contact to make sure we didn't need anything else answered. Would definitely use again

Mike was extremely professional and personable. He was thorough and answered any questions I had. He explains why things need to be a certain way or what can happen so that the customer fully understands the needs of the home they’re potentially buying. He was on time and took his time throughout the whole process. He’s also veteran oriented which was appreciated. I enjoyed my interaction with him.

As a new homeowner, there’s a lot to learn about the process. Mike helped us inspect 2 different houses before we found our dream home. Mike was extremely thorough, took the time to go above and beyond to explain what he saw and answered all our concerns and questions. He documented everything with pictures, detailed explanations and emailed us the full report within the same day as the inspection. In addition he gave us his experienced opinion on what the highest priority items were that needed repair, and what just needed to be monitored for the future. Guiding Light did an AMAZING job on our new construction inspection. Not only does he know his stuff but he found deficiencies and checked many things that we did not even think to look at or ask about! He was early to our appointment and took his time to go through our home with a fine tooth comb! He didn't even mind that I followed him around while he did the inspection. We received a full detailed report with explanations and pictures. Honest and trustworthy. Worth every singe penny spent!
