The common area is the hub of the hotel - open and inviting with sliding glass, floor to ceiling doors that create a seamless feel with the outdoors. Filled with beautifully designed furniture, you can sink into one of four enveloping Arne Jacobson egg chairs nestled around an Eames surfboard coffee table.
Walking up the stairs and into the hotel gives one the sense of entering a modern treehouse for grownups. Tucked under a canopy of old Texas Live Oaks our intimate courtyard is covered in a multi-level deck full of comfortable seating in private, conversation-friendly groups.

One of the favorite spots of the hotel, especially with our 25 foot all glass water feature, the courtyard offers guests a secluded haven where the stress of the day will melt away.

Staff were easily accessible and helpful yet out of sight for a very peaceful and private stay. The room was comfortable, lounge well stocked with complimentary drinks and a beautiful courtyard. The location is perfect within walking distance of restaurants, shopping, and music. We had a very pleasant experience and will definitely stay here again the next time I’m in Austin.

Such a beautiful & peaceful place. Well worth the expense if you can swing it.

The room & private balcony? Gorgeous. Courtyard? Amazing. Common area? Well supplied & open for access 24/7 with amenities. Staff? Attentive, yet invisible. Highly recommend.

Perfect...AGAIN. We booked the entire place for our siblings/nieces to celebrate my in-laws' anniversary. EVERYONE loved the property - they felt comfortable, as if we were at home. We all slept wonderfully in the amazing beds and we took full advantage of hanging out in the courtyard to visit...even tried the hammocks. No one had a single complaint - which is rare for a large group. This place makes me forget about not being able to resume my international travel yet.

This hotel is a true hidden gem in Austin. Love that this hotel is small with only seven units, self check - in (code for front door and room) The free coffee/tea/water/sparking water/beer/wine/ice machine and the use of dishes and cutlery if needed made our stay so much nicer.
Parking was included in the price which is makes this hotel even more appealing. It is a very short walk to a ton of different restaurants, ice cream shops, coffee shops and a short drive or uber to down town music scene.

This will not be our go to hotel while in Austin.

Beautifully modern boutique spot in the heart of revitalized S. Congress Ave. area. Accommodations are very private, comfortable and well appointed. The hotel with its large center courtyard, common space and only 7 rooms would be perfect for a small adult family reunion, major getaway weekend for the guys or ladies, small wedding etc. Food service was suspended due to COVID but your room and common area are stocked with complimentary beer, wine, soda, tea and coffee. Not inexpensive but well worth it for a unique lodging experience.

Fantastic location and superb communications from staff. Had problem immediately on entering room with musty smell that was expeditiously resolved with scented diffuser however the underlying problem we suspect was poor ventilation in the humid Texas environment…there was significant amount of mold/mildew in bathroom floor and shower. Our bad for not reporting but we were only in room to sleep only and were not terribly bothered but felt future guests should be made aware. Common room was very convenient for drinks available. Rented out the entire facility for 3 nights. Instead of allowing us privacy and peace, the manager would see our group talking in the courtyard or the breakfast area and he would just join the group, like as if he knew us. It was very odd. The cleaning staff would come into the breakfast area and help themselves to coffee and breakfast while we were there, as if this was normal. Maybe it is, but, seemed odd to us especially since we had to wait for them to finish getting their coffee in order to get coffee ourselves.

Wow where can I begin . This place is beyond what you’d expect. We enjoyed our stay here in our nice cozy room with a beautiful garden view. The atmosphere is to be described as Austin’s little oasis! Entering to a garden of beauty. The complimentary gifts from the staff was enjoyable and much appreciated. There was also walking distance to different venues ! We will return for sure !! Great place for nice getaway! Thank you to the Owner and staff!

This is a place where you would like it if you were coming for one day in the warmer months.
Pros: very modern aesthetic. Nice bathroom. Good location. Lovely outside area (although very unusable in the rain and colder months). Comfy bed. Little gadgets like the ambience noise machine, futuristic clock, cube charging outlet. If you forget a makeup wipe or qtips or toothpaste, it's there for you. The soaps and shampoos and stuff smell really nice and seem to be good quality. The coffee machine is actually really good! I also love the robes, the fluffiest robes ever! Ohmigosh- if you see a negative review for this place; don't believe it! I pulled up hotels.com like I usually do when I arrive in Austin to see what's nearby, what's priced reasonably, etc. I love it here. I wish I could move in. Only 7 rooms. Right off SOCO, peaceful, quiet, tranquil, beautiful, and while I'm sure the staff is lovely, you never see them. The whole transaction was electronic. There's no check in desk or anything. The purple room was perfect for my 1 night business trip. I can't imagine staying anywhere else now that I've found this place. Not

What a nice haven just steps from the hustle & bustle of Congress Ave! The location was awesome but more important, the space was tranquil, quiet, esthetically pleasing & had anything & everything covered. Exceptionally clean and although we saw lights on in nearby rooms, we never encountered another soul. It was so nice and felt like we had the place to ourself! We will definitely be back.

I stayed 1 night for a business trip and I would stay again.

Pros:
Check-in was easy.
Staff was friendly and helpful, via phone and in person when I arrived.
Room was clean and comfortable with a fantastic shower.
Breakfast options included yogurt, baked goods, fruit, and eggs. Great espresso machine. Fridge stocked with complementary beer, wine, and soda.

Cons:
WiFi was a little slow - strong enough for emails and browsers but not for a video conference.
Heater was preset too warm, needed to turn it off in the middle of the night when I woke up sweating.

Kimber Modern was the absolute perfect getaway for myself and my husband. The decor and vibe are very contemporary, but comfortable. Everything was pristine - very clean, such attention to every little detail, personable staff and great layout. We were the only guests at the time and really enjoyed the privacy and amenities. The patio is so relaxing, and perfect for a casual meeting or hang out. The common room is a great gathering spot for a quick snack or just relaxing. Amazing hotel! The staff is super courteous and willing to go above and beyond for you. We loved the common area and the rooms are spacious and clean. They have an awesome coffee maker! The beds and linens were very comfortable. We will definitely be back to stay here again!

Wow, we LOVED our stay here. After long bouts tromping about Austin we were so happy to find ourselves back at our room at the Kimber, chilling in our room & enjoying a complimentary chilled beverage! And the breakfast were so tasty, great fruit & rustic bakery bread, almond butter and hard boiled eggs and great coffee/espresso. Loved the modern aesthetic, super comfy mattress & bedding, even loved the bath products!!! Can't wait to return.

I just happened across this sweet hotel on-line. I really loved the serene experience the treehouse courtyard brings. Their communication and attention to details made my stay seamless. The modern approach where the staff is behind the scenes and you don't even have to check is great too. The hotel was very quiet on the afternoon and evening I arrived. There is some construction near but it isn't too bothersome. South Congress and Austin are growing.

I almost want to keep this charm a secret.

My wife and I stayed at The Kimber Modern Austin for three nights in May. It is an interesting concept and execution. There is no front desk or conventional lobby and only seven rooms. The design is very contemporary and centered around a wonderful, relaxing courtyard with great Texas Live Oaks providing shade from the Austin sun, a water feature and comfortable seating. Adjacent is a common room with self-service coffee/espresso, snacks, beer & wine, etc. In the morning there is a simple breakfast spread of granola, yogurt, hard boiled eggs, pastry, toast & orange juice.

So loved our stay at this fabulous, quiet hidden gem in the heart of SoCo in Austin.
The clean, modern aesthetic is a breath of fresh air. Everything is meticulously clean, bedding is heaven and the grounds and soothing fountain are simply gorgeous.
We appreciated touches like creating your own security code for property and room entry, the sweet little breakfast and complimentary wine and other beverages.
You can walk to so many nearby hotspots including The Continental Club, Homeslice Pizza, Vespaio and so many others right along the block. Perfection!

What can I say that hasn't already been said?!

This place is amazing! They have beyond great service. They allow texting between you and them for easy and quick help. The keyless entry is such a perk! It's so so easy and nice just to have a code! The room and common areas have very cool modern looks. As another reviewer said, "it feels as if you're staying a your rich friends house while they're away". That perfectly sums it up because it's so homey here that it does feel like a house. They have a kitchen where you can have water at anytime, use their silverware

This is something different in Austin if you don't need the full physical offerings of a huge hotel--gym, pool, restaurant, etc. If you're just looking for a quiet place to retreat after a day of exploring, then here's your place. It's a mid-century aesthetic all the way with clean lines and lots of white accented with primary colors. I got bumped up to the White Suite, which was a nice treat and came with a giant outdoor patio. The bathroom was enormous and had a practically pool-sized tub. The bed was comfortable and the room also had a sofa sitting area and a desk space.

Phenomenal. A bit hard to find and the narrow street is harrowing, but once you are there - oasis. No check-in/out. You choose a code when you book your room and it gets you in the front door and into your room.

There is a gorgeous courtyard with hammocks and a fountain, and a common room where breakfast is served and snacks and beverages (alcoholic and not) are always on hand. These were nuts, yogurt, clementines, m&ms, wine, beer, soda, make your own soda machine, and espresso machine. Breakfast was very good - hard boiled eggs, quick bread, bagels, yogurt, fruit salad.

Best sleep ever! Super soft sheets and super comfortable bed. MALIN + GOETZ shampoo, conditioner, and body wash = I smelled great and my hair was soo soft. Breakfast every morning was such a nice touch. Variety of sea salts to taste (here I learned of Serrano salt- yum!), nice selection of high quality teas, drinks, coffee, freshly chopped fruits, and more. Cleaning staff was absolutely awesome. They were so nice. They always ensured we had enough to eat even when we came in towards the end of breakfast- thank you for that!

You know the phrase, "You get what you pay for"? Well...that absolutely applies to Kimber Modern.

My boyfriend and I live in Austin, and usually leave town for our anniversary, but decided to try South Austin. When we found Kimber Modern on Expedia, we were intrigued with the pictures. We both love modern architecture and design! We decided to splurge and book it.

Arrival/Check-In:
-easy to find and easy parking
-no "check-in". Your key code is emailed. This was one of my favorite aspects of the stay. Key cards are a pain!

One of my favorite boutique hotels I've ever stayed at.

-keyless entry for both the main door and room doors, you set your code at booking
-no check-in or check-out desk, but there is staff on the property throughout the day if you need them
-spacious common area and courtyard are in the center
-great breakfast options, wine & beer happy hour, snacks, and other beverages. Spent 4 nights here for ACL and didn't get tired of the breakfast or snacks.
