If you are borrowing money from a lender for a purchase or refinance, you will need to obtain and provide proof of your homeowner's insurance policy for the property you are purchasing or refinancing. If you are paying cash for your property, insurance is your choice, however we recommend you get insurance to protect your ownership interest.
In order to sell or refinance your property, we will need to payoff any mortgages, home equity lines of credit (HELOCs), property taxes, federal and state tax liens, judgment liens, homeowners association dues and any other lien on the property. You will need to provide us the names and phone numbers of all current mortgage holders, the loan numbers for those loans and your social security number.
Title insurance helps to protect lenders and homeowners against major losses related to specific real estate. Lehman Title & Escrow, LLC wants to make it easy for you to understand the various aspects of coverage involved in most transactions. While title insurance can be a very confusing and complex subject for consumers, an understanding of the basic reasons and terminology will make the process less confusing.
A title insurance policy is like any other insurance policy. The policy protects the insured (Buyer or Lender) by indemnifying them against actual losses caused by the presence of certain defects, liens and encumbrances that exist against the title as of the date of the policy and which are neither excepted or excluded from coverage.

Lehman Title and Escrow LLC does not stand behind their services. Its my recommendation not to sign the "shortage agreement" or any other agreement that releases Lehman Title & Escrow LLC from their responsibility to provide the services the consumer paid for them to do. You will be responsible financially when Lehman Title & Escrow LLC "forgets" or does not pay the appropriate monies owed through the escrow process.
