I've been a tenant since 2013.
The building is older and has some issues from the former landlords, but the current landlords are fixing the issues as they come up.
The 3 management and maintenance people here are friendly and HUMAN. Many of the tenants are older and have been here for decades. You might even make some new friends if you talk to people. It's relatively quiet, but we do live right down the street from a fire station.
This is the lowest rent for a studio apartment in Orange County, and the units are a good sized bedroom with a kitchen and a bathroom. Carports and storage are available

If I could give 0 stars I would...Visiting a friend that lives here and there's roaches in the apartment. Disgusting! He likes to leave his windows open and the smell of smoke from other tenants smoking cigs invades his apartment. He has to shut his windows over 5 times during the night cause they're out there every hour lighting up. Can't wait for my buddies lease is up so he could move onto better things!

PPI MANAGEMENT NEEDS TO MAKE THERE NUMBER available when we have a problem that needs to be taking care of only buy them and not the leasing office. And ask the tenants what they like about their Apartments and what they dislike about their Apartments and how they are treated by the management at the leasing office and if there's anything they can do to take care of any situation. That is just being good management. Some of the people that are moving from here that talk to me why they're moving they might have stayed if they could have got a hold of PPI management. Move here ALMOST 5 years ago at FIRST it was pretty good THE office PEOPLE were NICE THE maintenance OKAY. ALL THE TIME THE WATER NEEDS TO BE TURN OFF. BUT THE PROBLEM NOW IS TO MANY PEOPLE STAYING IN THE APARTMENT MAKING NOISE AT ALL HOURS. AND NOTHING IS DONE ABOUT IT. IT IS STARTING TO GET OUT OF HAND. I TALKED TO PEOPLE THAT ARE MOVING OUT AND THEY SAID THIS IS THE REASON WHY THEY ARE MOVING. THIS PLACE NEEDS TO HAVE SECURITY TO PATROL AT NIGHT PEOPLE HANGING OUT AT LATE HOURS OUTSIDE. Noisy! The property manager failed to mention every few minutes there would be ambulances, police cars, and fire trucks screaming by. The appliances are outdated. I ruined two holiday dinners because they wouldn't cook in the middle, and the freezer had to be defrosted every week. When I moved out, they charged me $125 cleaning and $65 for carpet shampoo. The place was immaculate when I left. I called and asked about the charges, (which are illegall in California) and was told it was to fill nail holes from pictures, cleaning off the top of the stove and defrosting the fridge. All of this
