We spent two nights here because it has one of the best rates in the downtown Houston area (about 20 minutes out). It is not a resort! It does have level, full hook-up sites but between the highway and industry night time noise, sleep was lacking. We did turn on our fans to get some white noise to drown out what sounded like a railroad being built!

We were pleasantly pleased to see that the place we rented was clean and they had a bed that was already made. Which was nice since we came it around midnight the night we got here. They are very understanding and have worked with us on everything to make ourmove in as easy and hassle free as possible. Thank you so much for all you have done and continue to do

Friendly staff, quiet place and budget friendly price to stay for 1 week. We stayed for 1 week, (the week that Texas lost power.) The staff guy figured out that part of the park hadn't lost power for as long of a time and knocked on our door to let us know we can move to another lot for power. Really appreciated that.

Do not go here. Management doesn't handle anything, and favors who they choose. Kicks out multiple people except the ONE that has a problem with the whole park. The water is CONSTANTLY turned off. Has a registered offender in the park and no regard to the dozens of kids. So so many roaches everywhere. Ants come in everyone's camper. Poorly maintained grass, won't wead eat around your lines and plenty of other areas, so lots of hiding places for snakes (water moccasins and copperheads are very prevalent). Trees falling all the time. DOES NOT LOOK LIKE THEY ADVERTISE! I have so much more to say,

Very welcoming and helpful people. After being displaced by a fire, their staff took time to help educate me on Many RV subjects. Price is good too! The many amenities the park has to offer are great, making life easier in general. Staff are very prompt and eager to help. Owner is a cool person too!

Last time my family and i were here at this park , everything was great. This time my family and i were there , i had to hunt them down for my deposit . I was never late on rent , stayed to ourselves , kept the peace and very friendly with whoever we ran across . The managers try to play friendly , welcoming and proper here on the reviews but once your in , they will find any way to get more money out of you ..and will try to use ANY excuse to try and keep your deposit . AND if they dont have a good reason or response they will literally hang up in your face . I hope they get theyre act together

Let me start by telling everyone that the new management team is awesome. Very friendly forks!
I had stayed here a few times before when it was called 4-Pennies and the management was the worst but I had no other choice then to deal with the crazy young lady. She was never ever in the office, I had chased her down whenever I had to make a payment.
I’m glad that someone more responsible has taken over this park and started making big changes to the place. I feel more comfortable with them having the front gate/fence for better security. management constantly driving around making sure things

My husband and I had stay here for about a month while my husband worked nearby. Excellent front office staff.. Perfect couple for the job, very helpful. Eddie, made sure we’re settled in and everything was in working order in our site before continuing with his work. We had stayed here when it was called 4 Pennies rv park and it was pretty down.. The new owners are doing a excellent job on upgrading the Park for their tenants, I can see excellent progress. We’ll definitely come back again when my husband’s job has the next turn around.

WORST, WORST, WORST PLACE EVER! It' very nosiey from the job site next door. The whole campground is just dirt with a ton of pot holes. There isn't pavement to park your camper. It's rains frequently so most of the time it's just mud everywhere. Not to mention how our camper sunk in the ground about 5 inch from all the mud. It's not nearly worth the money. They FALSE advertise on their website. We were a monthly stay and after a week we had enough and on the website for monthly rates it says if you depart early they will convert your stay to a weekly/daily rate and would

We reviewed the website and apoke with a lady on the phone upon reserving a rv spot. Very friendly. Located at the dead end of a side road off the freeway. Some noise from the freeway and bangs from pipe company all night long. My biggest problem is the advertisement of FREE WIFI....I was saddened to learn its spotty and limited (not available at our site at all). I was very upset, but they offer no resolutii.resolution.

I gave it a 3 because of the pipe yard next door. If you don't have a good quality camper you will be miserable with the banging and pipe dropping. The host Casey is nice and is pretty much here all the time. Pay your rent on time and don't start problems and it's a golden place to stay. They are expanding right now. But have really cleaned up the place a lot.
