The charge for our property management services is negotiable and is based on the gross monthly rent collected. Acorn does a good job at property management, probably above average in comparison to other companies in the area that seem more concerned with taking home as much profit as possible while fulfilling as few obligations as possible. The upshot of this is that your building will have a very good maintenance team that is rather responsive, in my experience. Employees are extremely responsive to questions and have been helpful in all of my interactions with them.

They are nice, but submitting an application cost the most @ $50 per adult that would be living there, and they require a lot of extra stuff to be submitted before it is considered complete and in line for the property. Consequently, by the time I had every little thing they required, I was 4th in line for the property. So I paid all that money and jumped through all those hoops and in the end wasn’t even considered and my application processed. I have to wonder how much revenue they generate just by allowing people the privilege to potentially have my application processed to be considered for

None of my applications have garnered a response. I’ve also noticed they’ve increased their rent by a ton! They seem to only cater to the upper class and only want certain types of people living in their properties. I’m sorry but this company seems to be classist and greedy. How can an apartment go from $895 to $1400 in less than a year? They also claim on one property that they’ve been “recently” remodeled, but they look the exact same!!! Also a coworker of mine said they threatened to evict her because of her dog. She had to get rid of him and he was eventually euthanized. This company

I find it hilarious that you're property management company told hailey lewis & I that we were the first applicants. Then you sent us an additional email stating that we were actually second in line. Then you accept and keep our money even though someone else applied. I should be issued a refund for my application due to the apartment apparently being applied for before I applied. No, I don't want to live at another of your properties. I'm requesting a full refund for both Hailey Lewis & Nathan Sutter. This is very unprofessional.

Our application was denied due to having a financially dependent adult. Apparently their "fair housing policy" means only Atomic Family structures are allowed. If you are a financial head of house, with the income of 3X rent, great credit, good background, clean rental history, etc and ensure you are the sole financial responsible party for your household, it isn't good enough. If you have financially dependent adult children, or parents, who can't stand on their own merit and depend on YOU -- then don't bother wasting application fees with Acorn PM. This property management is awful! They take at least 15 applications before closing of the listing. We wasted 150.00 for the three of us to apply. We called and were told yes, the property is available and it would be ours if all went well with our applications . We waited 3 weeks to be told we were the 11th in a line of 18 people who applied. Why didn't they tell us in the first place? Why would anyone apply for a house being 11 in line. Ridiculous. These people are criminals. I bet they never even ran the applications. They told us not to worry we have 90 days to apply for their other listings

This company can not be trusted- I viewed a property of theirs last weekend and attempted to contact the agent, Katie, before applying to get clarification on things. When I didn't hear back from her all day I went ahead and applied, knowing I needed a co-signer since I'm moving from out of state. Nowhere on the ad for this home or their website did it say co-signers were not allowed, I have triple checked this. She flat out lied to me and said the ad stated it; it didn't.

Acorn is a strong example of how NOT to manage a property and how NOT to relate to tenant occupants.
1. The one thing Acorn does well is ask for the money. Acorn's authoritarian multi-page lease, which was chock full of do's and don'ts and punitive charges for violating their "rules," was likely not legal. (Acorn's add-on penalties and fees would have benefitted Acorn's bloated 15-member staff exclusively.)
2. On-site capital construction projects (replacement roofs and roof overhangs) conducted during Acorn's year-long tenure were shoddily implemented

Four of us; myself, my wife, my brother, and his girlfriend, moved into the house together, our combined income was approximately 150k per year. Despite this we were asked for an additional 2k in security deposits to move in. However, we were running out of time before the new school term started so we acquiesced and paid up; huge mistake.
