We put our condo on the market with Liz and Ellie in early May and closed mid-June (standard for Somerville/Cambridge). Many buyers start out by attending open houses. This is an excellent way to get a feel for the market and to meet a few agents. However, you should never feel pressured to accept just anyone, and you are not obligated to work with the first person you meet. When talking to an agent*, be sure he or she listens to you and asks questions clearly directed toward understanding your needs and concerns.
Once you find a house you love, you will enter into negotiations, which will ideally end in a contract. All written offers must be presented to the seller. Verbal offers are not valid in Massachusetts. Time is of the essence. Once a deadline passes the offer is technically no longer valid. Buyers and sellers should be careful to understand all the terms and conditions in the offer and any contingencies included therein.
