Stony Hollow is a 375 unit, gated, owner occupied, cooperative community located at 460 Old Town Road in Port Jefferson Station, New York. The residents of Stony Hollow enjoy an affordable, well-manicured community that provides many amenities including pool facilities, an expanded picnic & barbecue area, and playground.
We are centrally located with easy access to Port Jefferson Village, Setauket, and Stony Brook. Our monthly maintenance fees cover just about everything, including the cost of heating, water, and property taxes. Services
Located adjacent to the Swimming Pool are charcoal barbecues and picnic tables available on a first come first use basis. Residents will need to bring their own charcoal. Directly East of swimming pool parking in the cul-de-sac is a car wash area for residents. Please make sure you turn off the water after you wash your vehicle.
All Emergencies should be reported to Accredited Property Management: please call (631) 270-3000 to reach them directly Monday to Friday during the day - after business hours, weekends, and holidays PRESS 9. The Stony Hollow Maintenance Office is located adjacent to Building 7. Visit our forms page for information on construction project approvals and pet agreements.
We have contracted with The Big Splash pool service to operate our swimming pool this season. Rules and behavioral issues will be enforced per board guidance. The pool will be available for all residents and guests weather permitting. You must sign into the pool deck and proper photo id (license) must be presented to attendant to receive a pool pass.
Stony Hollow is owned and operated by 460 Old Town Road Owners Corporation. A Board of Directors oversees the operation of the community. The Board is made up of community members and is elected at our Annual Meeting held each January. Please visit our Purchaser's page for information about purchasing a unit in our community.
The purchase process for a co-op is similar to buying a condo or house but there are significant differences in the ownership structure. When you purchase a co-op you are not actually buying physical property. You are buying shares in the corporation that owns the physical property. Shares are allocated to each apartment.

Great place it’s well taken care of I’ve lived here over several years I’m going to buy a house now or leave ny I will miss it it’s safe and close to everything I’ve never felt the need to have to hurt someone or defend myself my kids love it here apartments are spacious hector and nancy have been great as a management team From Rudy johnson and family I don’t post a lot believe when I do it’s legit

My departure from Stony Hollow April 2021 was not so black & white as Nancy Fox the property rental manager made it out to be..
There was the grey area which involved Frank the maintenance rental manager..
I asked Nancy repetitively to speak with the property owner.. but heard nothing.
I took care of endless COVID patients during a global epidemic.. and gave it my ALL!
It would have been good karma if someone stuck up for me once.. spoke up & did the right thing.. Frank.
If the property owner was to reach out to me.. I’d be happy to tell my side of the story

Stony Hollow is a landmark of high integrity and great pride. I crossed paths with this community being a UPS Driver. While I was on delivery Sup Hector introduced himself to me. Identified if I needed anything where I could find him in the office. Maintence Joe I met while on my path to deliveries as well. For the time I've been coming in I always see him around and asked him his name. These two guys are very professional-always in full force checking, working and keeping up around the grounds.
