Stay away! Terrible units. Small and shoddy. No high speed internet. There's barely 4G coverage here...but in the bar 300 yards away, I get 5G?! (both Tonno's and the BBQ place in that shopping center next to this snake pit of an apartment complex are awesome though.)
The worst is the Management here. It does not care about the safety of the residents. It has put lives at risk. Seek other accommodations. This is not a safe place.

This has been a nightmare. The people who live here are volitile and dangerous. They do not check criminal backgrounds to live here. They don't evict problematic tenants even when they beat their wives and threaten the lives of other tenants. The pictures online do not reflect the units available. Everything is ridiculously small. The kitchen is unusable. There is no cable TV access in my unit and they refused to update or change units. No high speed internet either.

I've lived here 1 year now and couldn't be happier. The staff is very friendly and always helpful. We had two minor complaints about appliances and the problems were fixed immediately. The maintenance people are great. Parking gets a little crowded but I never have to walk very far. It's a lovely community that's well maintained and our apartment is relatively affordable. Living 5 minutes from Folsom is an amazing perk. I highly recommend this place to anyone looking.

If I could give this apartment a negative rating I would. While living here I was attacked by a pit bull that belonged to one of the residents. The resident was walking it without a leash and it ran towards our home. My husband and I were standing outside the apartment and were attacked by the dog. After fighting away the dog, the resident abused us for being black and told us we deserved it. We reported the matter to the office who did nothing for us or to the resident. We definitely moved apartments after the horrible encounter as the property owners/managers couldn't care less about what

I selected this apartment complex solely for the fact it was a non smoking place. Nowhere inside the gates is smoking allowed. Yet this is not true.
I signed paperwork stating I will not smoke at all in the complex. As I was told all those who reside have signed the same paperwork. I have verbally reported that someone near my apartment is smoking. I have sent several emails and written memos. Only to be asked who was in violation.
I am a resident not an employee. I asked what happens to the residents who is in violation?? I was told their lease would not be renewed! So it doesn't matter

Today I received a call from the staff addressing my concerns in my previous review, and I have gained quite a bit of respect for them. I'm very happy they went through the trouble of getting in contact with me, and discussing in detail each and every issue I had!!! Even if some of it sounded overbearing, he listened; that's really all I can ask. It shows actual compassion for the tenants, which is something I thought was absent. In coming months I hope that the situation continues to improve, and it becomes the great place to live I always believed it could be.

I just moved here. They are very nice in the office and they are ready to help. If I have an issue, they fix it right away. I feel safe here and my kids are happy. The gates are closed at night and their is security driving around. The people I have met say they have lived here a long time and like being here. It's very quiet around here. I can go excercise and swim peacefully.

Currently live there and let's say I been here 9 months and all sudden my spotlessly clean apartment has roaches and bed bugs.. I saw roaches crawl into the neighbor apartment door.. people are in the pool till 1-2-3am .. so ready to move but have a feel my deposit will be compromised since they don't ever wanna fox anything.. horrible horrible I only came here because they the only 3 bedroom apartment in orangevale near my kids school

If I could leave zero stars I would. When the management changed, everything went downhill. I lived there for 9 years and each year my rent increased but the quality and upkeep declined. I dealt with mold, dry rot, poor management etc. These apartments are crime ridden now with zero caring from management

Awful they spy on u and talk about your business with other tenants besides the fact they have cockroaches and when my children would be at pool would see them running around especially at night the management doesn’t like children and the maintenance mans son has drug problems when I was living there one of the apartments was surrounded by officers with guns it terrified my children My neighbor had a problem with their dog getting sick from the pest stuff they spray overall a miserable place to live also there is limits parking and a friend of mine was assaulted by another tenant over a parking

After living there for 9 years it was time to go. The level of care didn't substantiate the increasing rent. I was exposed to black mold and mildew when the water heater leaked into a bedroom. After 2 months of no help from management, I had to contact corporate and threatened legal action. I was being charged the same rent people with the upgraded apts had, while the facing was pulling off the cabinets, the carpet was 9 yrs old and disgusing. When I did my walk through, it was implied I would have to pay because I didn't lift the top of the stove and clean or the insulator track

Was told it was a nonsmoking community when we toured with Frieda which is super important to us since my fiancé has severe asthma and allergies & we had a newborn baby. Well our downstairs neighbor smoked in his unit! Management didn't do anything about it & when we brought it up how we were told it was nonsmoking, we were called liars. Worst experience ever. Also had mice in our brand new renovated unit. No parking. Walls are paper thin.

I lived at Folsom Gateway for over 5 years and that was about 5 years too long. I've had dirty shoes stolen from my doorstep, neighbors fist-fighting each other, arguments, beer poured on my welcome mat and spit on my door. Mind you, I never once had a conversation with any of my neighbors. That's just a few examples of what you get living here.
I finally made the move after repeated attempts asking management to do something about the blasting music and movies by neighbors, to which they said "we can't turn it down for them". Management does not care if you are happy

First off I'll start with the positives. The staff they have currently has been great and very helpful. They tend to the needs within a timely manor and are always very friendly. As far as the overall construction of the apartments they're not fantastic. The walls are EXTREMELY thin. If the office offers you a downstairs apartment I wouldn't even bother unless you're interested in hearing literally everything your upstairs neighbors are doing. The pipes can be extremely loud. If you happen to work late, parking can tend to be a huge nightmare if you live in a household that

No problems so far... I mean, yes there is the cig smoke from downstairs, but that's going to happen if you live upstairs anywhere. I've only lived here about 4 months, and have had pleasant experiences with management with the exception of the older part time lady (who is downright rude and disrespectful!). The down side is there is "quiet time" from 10pm to 8am, making me feel as if I have to tip toe and whisper in my own house. You pay your own water/sewer/garbage which is not the norm and its roughly $60 a month. And then there's the people.... maybe I just live by

Dont rent here. If it werent for my lease I would be out in a heartbeat. For the last the last six months the mail boxes have been repeatedly broken into and the office has done nothing to stop it. My car was vandalized and again they didnt care. They claim they are doing something about it but, six months? Right. There are a lot of shady people here who they are fine with. If you live on the top floor be prepared to deal with cigarette smoke, pot smoke and other drugs. If you live on the bottom floor be prepared to deal with hearing everying your upstairs neighbors do including showering, opening

I just visited these apartments over the weekend and they are really cute for the price. There is a mix of normal 4x4 apartments and cottage-style apartments. Some are being completely remodeled with new, modern decor and appliances, too.
There is a pool and plenty of parking. The office staff is extremely knowledgeable, professional and friendly. The apartments are conveniently located on Greenback and close to just about everything.
