Honestly. Don’t live here. The parking here is absolutely awful. I have to park across the place at the nearby neighborhood and walk all the way across in the dark and heat. Unacceptable. Maintenance took 3 months to get back to us. We pay too much to just have one spot between two cars. And they won’t even move the containers to open more spots or at least park in the are they are doing absolutely nothing to (fitness center). Walls are also paper thin and we constantly hear neighbors. Do yourself a favor find something better for the same price as this POS.

The Hills apt building located at 9201 Madison Ave Orangevale, CA 95662 has very poor service. During a 12 month rental period, we had about 3 service calls and we had to wait a long time for a response. A few times unattended responses. The excuse was always, they are prioritizing service calls on high vs low risk. Being in the service industry and also a landlord myself, I understand the challenges of Covid19 well, however, the communication from responsible parties and utilities department on response time and updates was not desirable and should be improved. For the level of service received

Nice place and friendly staffs. I lived in their renovated 1b/1b, and loved it. The leasing office was often slow in responding to emails though; calling them during office hours would go to their voicemail. This needs to improve. Overall a great experience living there!

This property is absolutely horrible, there is no parking, and I second Michelle Warren's comment on the mold. The apartments are very shabbily built and maintained. I'm seriously glad to be out of these apartments. I lived here for 7 years and the Tennis court has never been functional. They say they are going to build a state of the art fitness center there but I haven't seen any effort in 5 years. You can totally find a better place than this for the price they are asking. By living here you will also be required to have Valet Trash which is a $35/mo service that you can't get rid of on top

These apartments were built in the mid 70s.
They have doubled in price in 15 years.

Really poor for the price. They maintenance takes a long time to respond and complete basic tasks. The staff is not friendly and the parking is very bad. If you’re trying to park after 5pm it’s going to be rough. For the price, I really recommend looking elsewhere. A lot of the other reviews are fake or the facility encourages tenants to write “positive reviews”. Look other places.

The parking is horrible. I constantly have to park in the neighborhood down the block and walk all the way to the opposite side of the complex because there is no room at all and some people just leave there cars there to build up dust and never move them and management does nothing to move them. The units themselves are nice except the one I’m in has a damp Odor that I’ve complained about since I moved in. I don’t plan on signing another lease if nothing changes.

Madison Hills apartments is excellent at keeping everything in their files; unless of course, you expect them to have your roommates phone number who has been on the lease for 8 months or if you hand them police reports (but let's forget those silly minor totally not important things).

I have lived here for 2 years.. please tell me why they say there is a 24 hour fitness center and club house on the website that was promised 2 years ago when I moved in... what's actually in their lot for a fitness center is an old tennis court that's condemned and closed off.. I have to pay for a gym because I moved in under false information that the gym was going to be built that summer.. This is false advertising just to get people to move in. The new management is nice but the owners of the property just care about money in their pockets, that's what it feels like living here. And ya there
