We have lived in this complex since 2015. During our time here, it has been quiet, safe and clean. Maintenance always responds right away on the few occasions we have needed them. They are renovating our current unit, and gave us advance notice. We decided that we wanted to stay in a renovated unit, as we have gotten so used to life here and it's a great place to live. Right away they started the process and we are hoping to move this weekend before our current lease is up. I am excited to be able to stay here and we are looking forward to being long term residents. They are pet friendly as well

The apartments and complex are already so gorgeous! The awesome, caring and kind management is the cherry on top! Affordable rent for being right next to down town folsom and 3 minutes from the river! Nadia and Jen have been so accommodating and attentive! I have never lived somewhere where the management truly cared about their tenants! It's an extremely safe, quiet and family oriented complex! Perfect for any personality! If I needed something fixed in my apartment, maintenance was either there that day or the following morning, it depends on what time you put the request in :) I recommend these

I’ve lived here for almost 9 months, and I’m very happy with it. The apartment is nice, the community is quiet, and the office is very responsive to maintenance requests and very pleasant to work with. It’s a pretty quiet community.
The only reason I give four stars instead of five is that I really don’t like the system they use for setting the price of rent. It changes based on the day you sign your lease, and it’s just not a very transparent process. If you have to move at the wrong time you can get stuck with a much higher rent.

Just overly expensive for how old the apartment is. They recently increased the cost of a 2BHK apartment (the Old classic/outdated one and, not the New remodeled one) from $1250 to $1500 in a single day. This is to just to take advantage of the Back to school peak demand season and, too much premium builtin to this. Considering how old this unit is it is just too much of an increase. Prices are not at all competitive for his unit and cannot be compared with other apartments considering how old this apartment complex is. The management just does not seem to care and all they want is your money and

I was right about to give this apartment 5 stars until I noticed that rent is being raised nearly $200 per month this year for my apartment. This apartment was barely in my budget to begin with... we decided to splurge since we fell in love with Canyon Terrace during our tour. I’ve been here for almost a year, and I’ve had no problems at all. Wonderful apartment, beautiful and quiet location, prompt maintenance... but I’m definitely not willing to pay $200 more next year. If I could give 0 stars I would. I just moved out of these apartments and they are charging.me 300 dollars and they took the security deposit to replace the carpet that wasnt even new. the office ladies are rude as f. And I lived near a weird drug dealer.. and they are old and overpriced apts. Just trash. Do not move here.

Been living here a few years now and the have raised my rent every single year, when I asked when it will stop, and the front office lady just said o you know when the market evens out. (Whatever that means) There competing with MODERN apartments not mine thats 30 years old. It doesn't make any sense to me, more people are renting then ever prices shouldn't increase, and another comment below was right about the water, it is extremely inefficient they water probably 25% asphalt at night its horrible, my truck is watered every night across a sidewalk, there are rivers of water that flow through
