For the 2nd time in a year the outdoor light over our stairway has been out for more than a week - we notified them last week and reminded them the urgency since a handicapped person lives here and it is seriously dangerous ! Nothing has changed still cant see going up or down our stairway !? Do not let this horrid rude HOA put your life in danger .....

Back in June, we had the unfortunate circumstance of a common pipe leak. I called the emergency number and the person on the other end told me he was not familiar with our property. The pipe continued to leak. I had no choice but to call my own plumber and pay for the repairs. The July HOA meeting ruled that since it was a common pipe, they would reimburse me. They said I could track my reimbursement in the portal for Adela at 3535 Madison Avenue. There has been no check issued to me. I continue to call and email, I am ignored. It is now October and I have no idea what to do! ASPM is unprofessional

I am a single mom with 6 y/o twin boys. I bought my first condo all by myself and was so proud of myself. Unfortunately this HOA has made this an extremely difficult experience they are totally unresponsive it takes at least two weeks for them to get back to you on anything. I took ownership of my Condo 2 month ago the previous owners provided 3 gate keys for my deeded parking spot none of which worked. I was told the HOA could provide new ones. It has been 2 months and $148 I still am unable to park my spot. I have to park on a very crowded street every day.

I just read the excuse of why my water damage claim took so long to take care of. ASPM is very vague on explaining why homeowners at Woodland Hills get horrible treatment. Once again, I see the same landscape company car every week and the outside looks crappy. HOA has workers that paint over fences with out sanding and the painting does not stay long and looks bad. According to the expenses HOA owners get yearly, Woodland Hills pays for security and kids in the neighborhood are stealing gas from parked cars. GROSS NEGLIGENCE – “the act of displaying extreme carelessness” Our complex in La Mesa went through fumigation. We were mandated by ASPM and our HOA to sign an agreement w/Accurate Termite basically waiving our rights to the process.
On the last day, we received a phone a call stating that some of the screens were broken. We entered the home. We were burglarized. Our next-door neighbor had his guns stolen. The neighbor behind us also was victimized.
I feel violated.
It was not until we called the La Mesa PD that I learned the break-in’s during fumigation is quite common.

Our Adobe Falls Caretaker Lili is great! She is always positive and energetic. I always see her working hard to keep our complex clean even on the hottest days. Every interaction I have had with Lili has brightened my day. I just witnessed Lili take great care and diligence while cleaning the landing area outside my unit this morning. We are a small community and I have not experienced a professional level of customer service that one might expect, especially in a small community. The manager assigned to our community is condescending often rude during Q&A with HOA members. Also, if community has repair needs for some reason and they are discussed during meetings, they are always the lowest bidder somehow, really interesting how that works out for them, company overall not very transparent and has a outdated website the interfacing is not user friendly at all, but I imagine that is on purpose since customers won't bother if

2021-6-18 I still haven't received any response back from my email to Mike nor his manager Steve. Today, a boy that lives in my complex was standing near the locked gate and asked me if I know when the pool will be reopened because it's been hot all week. Sadly, I told him I don't because the management company that handles our building isn't doing their job. I just sent another follow up email to Steve and Mike today because we're about to start a hot weekend with no access to the pool. Steve has failed to respond to my messages in the past, so I've requested to escalate my complaint to his manager

Mabel Garcia, Assistant Manager of our association management ASPM offered me extremely good and efficient service regarding my garage door replacement. So I want to thank her as well as letting many people know her quick and good professional work. After replacing my garage door, there was an incentive program that provides $300 for the owner of the house to promote cooperation for the management.

ASPM is just horrible. My HOA has been using them for some time now, and we constantly struggle to get answers, or even responses, for any questions sent over. Looking over reviews on Yelp and the BBB, it looks like these aren't isolated incidents. Please avoid!

They are absolutely not responsive. They can't take care if the basics of property management. They cannot provide entrance, safety or peace. My complex gates never work, whether they don't open or they don't close, this has been for over a year. Of course I have gotten stolen my bike ($600 dollars bike) and a medical device ($150) that I need among many other Amazon packages because they can't fix the gates. There is a tremendous noise coming from a faucet that won't let us sleep for a month and they haven't been able to take care of it. The worse property management

APSM was extremely SLOW to take action when we needed a simple approval to replace our windows. But wow they are FAST to charge fines! I manage a unit at Woodlands. Anyways, we practically begged them for the approval every month and they didn't see the urgency. We told them we had a new born child in the home and it was winter. The windows were old, moldy, cracked were air was entering in. I sent photos, emailed, phone calls and still no help. Keep in mind we were paying for it so we just needed them to say "OK". This went on for 8 months. Seriously ASPM, there is no rebuttal

Once again I tried calling these people who we pay to manage our condo complex and no one answers the phone except after a long while a know-nothing answering service comes on the line. This company has extremely poor communication between people and departments, the right hand hasn't a clue what the left hand is doing. I asked to speak to their billing department and the phone answerer had no idea how to do that and to!d me maybe I should call back when they weren't so busy! How's that for service? Ridiculous! But typical! This company can't manage itself!

I wanted to write and commend the work put in by Ryan Huerta and Mike Pereira who do such a fantastic job of letting us know what's going on with the property. It's never fun as a homeowner to have to see an email update from the property manager since it usually means something has gone wrong - a water shutoff in our case usually. But they always make sure they keep us up to date, and are absolute professionals no matter how tough the situation.
Our previous property manager was nowhere as communicative as this team is, I sincerely appreciate all of their hard work.

If your goal is to treat your renters like they are somehow second class citizens for being renters and your idea of good client relations is only being able to interact with an answering service, then this is the property management company for you. I have rarely experienced with such an entitled group of "property managers".

This review is more an endorsement for Mike Pereira than anything about ASPM as I haven't really had any interactions with the company prior. Mike was kind enough to reach out to me to share some issues with my condo unit which is used as a rental. He was extremely helpful and friendly even when sharing unfortunate news( I had been paying the wrong HOA amount for over a years and I had racked up a negative balance on my account. He quickly helped me fix the problem and has been a wonderful communicator throughout the process. His level of customer service seems like a lost art these days and this

The absolute WORST! $360 a month for absolutely nothing. Another $230 a month to open the pool when many associations have figured hot how to do this without additional fees. Moved out over a month ago and still being charged HOA dues. Lack of urgency to respond/resolve issues. When buying look into who manages the property, steer clear of ASPM.
