Finalizing a divorce involves many decisions, including "Who gets the house"? If a borrower defaults on a loan, the risk for the lender is often only the difference between the value of the home and the amount outstanding on the loan, less the amount it costs them to foreclose and resell the property.For this reason, lenders are very wary of lending more than a certain percentage of a home's value.

Our house appraisal in 2018 was 425k and since then have put 83k in improvements so we decided to have an appraisal done in july 2021 to check value and equity. We chose kings appraisal (waste of $550) he came back with comps that sold 3 years earlier and valued the property at 475k so we promptly called another appraisal service and our realtor who came back with 633k and 648k ((kings appraisal was over 150k short!)) Shame on kings for taking money and then costing home owners potentially 100s of thousands of dollars.
Just do every one a favor and go out of business aready.

*Edit- This owner is absolutely insane. An entire year to acknowledge this review. There is no way he remembers it because I know this was not the first time. I can actually remember, because we were on a road trip heading out of town. For further clarification, we were in the second from right lane. No where near the passing lane. My kids STILL remember this experience because it was the most erratic driving they have ever seen. Like something out of a cartoon. Should have called the cops.*
Saw these guys driving on I29 - almost rear ended us on the highway going 75mph, continued to weave in

We've been in business since the mid 1970's and it is our opinion that the advent of "internet commenting" by the Google! Business Department HAS to be in the top three of the "Most Useless Things" of the last decade (2010's) and will be far and away the Winner of that category in the 2020's...

Our family needed a second appraisal, selected John King based upon his time in business. Big mistake, his comparable properties were so far off from the subject property, it was a joke. His value was $225,000 less than the first appraisal. I called him as a follow with questions and his response was, “I knew you would be calling me about the comparable I used. I heavily discounted your property because it as on a busy road”. I told him that made no sense because the first appraisal did not make that kind of assessment. Pick another appraiser to be treated fairly.

Very rude, didnt answer anybodies calls for 5 days. Took over 2 weeks to appraise our house and made us change our closing date.

Mr. Jeff King came to our house and completed the appraisal. He was an hour late to complete the appraisal and didn`t bother to call to let me or my husband know. He assured me the appraisal report would be completed in 3-4 days. However, it took 2 weeks before he got the appraisal report turned into the lender. Mr. King did NOT communicate well and would NOT return my phone calls. He repeatedly told the lender that his report would be done on several different days and was still days late. The lender had such a hard time communicating with him that the manager of the lending company and the compliance
