If thinking about moving here, I advise one to consider how much you value morality, customer service, and exemplary ethics from a company.
Once first showing interest in this community, the leasing agent gave a quote of $1419 for fourteen months living in a fully renovated one-bedroom unit, and advised me to put in an application and put down a security deposit to hold this unit because they were going fast. So I did, and the next day I went to tour the unit. After going and touring the apartment, that was NOT the unit

They took over Windward place in Alpharetta Georgia, the employees look so miserable. They look overworked and to top it off, they’re raising the rent by 25%. They have this new reporting system for sewage/trash/water that charges you an ADDITIONAL $7.25 each month (regular fees plus $7.25). This is outrageous. It’s absurd to know these people are willing to lose guaranteed tenants simply because they want more money. I curse everyone who works for this company and that’s only focused on greed and don’t care if these people have made this place their home. It’s not like everyone is getting

They manage the Pointe in White Marsh in Nottingham, MD. They have let their management go. They fail to upkeep the property and fail to maintain the apartments. I myself have been waiting 5 months for someone to properly repair or replace my A/C. They close maintenance request prior to being closed. The Management does their best to avoid tenants. They are never available, do not answer messages, and do not follow up on urgent residential issues. The type of service they provide does not match the area or community.

Management for VISTA COMMONS APARTMENTS Columbia SC and many others in US. Upon conclusion of a successful one year lease, didn't receive itemization for security deposit deductions legally required in SC until demanded siting legal requirement. Wrongfully deducted carpet cleaning fee of $95 from deposit for carpet in condition of "normal wear and tear of occupancy". Routine cleaning of carpet is not allowed to be deducted from security deposit as this is a landlord expense for rental of property. It is easy to lease apartments when you respect the company that manages them. From teaching valuable skills to encouraging success, RAM creates a work environment that every company should strive for. Whether I'm working with a co-worker at my property or an employee in corporate, I'm continuously met with a great attitude and a willingness to help. While completing my masters, the company allowed for me to adjust my hours in order to complete a 3 week course. You don't find that type flexibility and rapport in many companies. Simply put, they care.

Ram Residential managed my brand new apartment complex SLX for nearly a couple months before they were finally terminated. Everyone was less than impressed by their customer service, professionalism, and horrible attitude. The workers were rude, and all residents avoided their office. If you are thinking about hiring or moving into a Ram building, don’t. They were absolutely horrible. Monica was the manager and Ariel was assistant property manager. I have never seen residents get so excited for people to get fired.

I would have given them zero stars if it were an option. If you experience or have ever experienced domestic violence, DO NOT RENT WITH THIS COMPANY. RUN! RAM Partners, LLC is not an ally. I have a protective order against someone who lives 4 minutes away from my community. After the order was issued, I notified management who told me that I could transfer units only if I paid a new, higher rate. After I told them that wasn't feasible as I am a student, the Area VP took FOUR WEEKS to get back to me and I was told that I could not have her contact information. The entire time, I lived in fear

Dog Problem - I was attacked by a dog at their Cleveland, TN site (The Retreat at Spring Creek). Many people had complained about this dog being aggressive. Nothing was done. Now another dog is frequently roaming free. It's unsafe for the residents, their animals and their families. This is NOT luxury living. Pictures attached.

Since I've been living in apartments I can honestly say my expectations of management have been exceptionally low- that is until about 2 years ago when I experienced my first apartment community managed by Ram Partners. From the office staff at both RAM communities that I have lived, to the maintenance and groundskeepers, the service experience is exceptional. Maintenance doesn't only handle the bigger requests involving appliances or heating and cooling, they even change my light bulbs and smoke detector batteries! I always thought that was my job! Stay away! Don't rent from this property management. They took over our complex a couple of months ago and increased our water and sewer bill by 60%!!!! I've lived here for 6 years and I've never had to pay this much for water & sewer. Also, the gym and business center have been closed for months for renovations but they won't give any discount on rent. We keep paying for amenities that don't exist. The car wash center has a vacuum that hasn't been working in months. Because they installed new gates, the gates stayed open day and night without any additional security

DO NOT MOVE TO SOLIS DOWNWOOD! The management is extremely unresponsive. They are do not tend to tenant requests, concerns, or comments. All they do is lure you in with sweet gestures (i.e. discount on rent when you first move in, neighborhood festivities, etc.) other than that, they DO NOT DO ONE THING for the actual place you lay your head at night: your apartment. It's been 3 months since I've moved in and requested a replacement window in my bedroom because it is currently cracked. RAM partners is worse than the company that previously owned the apartment complex. Yes, there were minor issues before the takeover, but since RAM acquired it, it's pathetic. All types of people are given keys to roam the grounds and enter your apartment without supervision. So many people have moved in the complex that just hangs out all times of night making noise. Smoking reefa, and drinking alcohol. When you tell the office staff, nothings done. Avoid these properties at all cost if you value where you live and your belongings.

I completely agree with the user's review below me about the company being awful. RAM Partners recently acquired Highland Park Apartments in Sandy Springs, GA, and it has been a horrible experience since. They do not respond to maintenance requests in a timely manner. Also, they are forcing tenants to allow contractors into their home to do renovations WHILE we continue to live here. Basically, they want to send strangers into our apartments where our personal belongings are whether or not we are at home at the time. They only give half a days notice which does not give residents much time
