All applications must be fully complete to hold your place in line. Should you not submit all documents needed by the deadline, we will cancel your application and move on. Provide the minimum required Tenant Liability or Renter Insurance- Resident will not be able to move in without this. The co-signer must meet all of the above criteria with 5x the monthly rent in verifiable income and complete an application.
Except in cases of emergency, all requests for repairs, and all notices regarding the condition of the Property should be made to us in writing through your online portal. This will ensure that we receive and properly process your request or notice. I recently moved out of the Talmadge on 44th Apartments and I can't say how much I miss it. The property was clean, the neighbors were nice, and we had a really good manager Maria, who was super friendly and took care of things right away. Unfortunately, not the experience I am having with the new management. I would gladly move back if I could.

I want to start off by saying when we moved in Maria made it so easy to get everything signed and paid! I'm a military girlfriend and my roommate is also active duty so they are gone a lot and I'm alone, having Maria on site has made being alone and just having someone close so much easier! Anytime I need something she's just a text away! Even if it doesn't have to do with anything apartment related. Anytime I see her in the building she always is so friendly and asks how I'm doing.

I'm surprised by all of the negative reviews here because FBS has been the best property management company I leased from while living in San Diego. I really appreciated the personal interaction from Stephen during the entire process: from the initial tour, to the day we picked up our keys, and all the way through the end of our lease in which we received our entire security deposit back. I feel like FBS actually cared about me as a person and not just another tenant. The lease is extremely straightforward and the move-out inspection was very thorough as well. I would rent from FBS again in a heartbeat

DO NOT RENT FROM FBS. They do not maintain their properties and will do the bare legal minimum to allow them to collect rent. They are more concerned about taking your money, getting you moved in and hoping you don’t complain about their poor quality of service or structures. Maintenance and repair requests are met with so much resistance. Unprofessional. I’ve caught them in so many lies about things they have said were fixed or ordered!

I know FBS has mixed reviews, but I honestly had to write one because my experience with them has been so wonderful. I've lived at my residence for just about 4 months now, and every time an issue comes up they are extremely responsive. Rachel is a godsend and even spent one Friday evening on FaceTime with me (after business hours!) helping me solve a power problem. This company is a joke!
They don't keep up their rentals. I moved into a rodent infested home! They shortcut everything and "fight" you on work orders placed. Even the vendors used are a joke. Best appliance services is one of those vendors. The guy didn't even bother to screw down the vent when he installed a water heater ) He didn't properly vent this which means carbon monoxide seeps into the house when used!) He dumped the old one water heater in my yard and said it wasn't his problem) Pride plumbing is a vendor that actually does a good job

We were past clients of FBS and even though it's been a few years, I'm still compelled to write a review. If I can save even one homeowner from the experience working with FBS, it's worth taking a few minutes to do so. The level of property damage to a home "managed" by FBS was astounding - especially because it was due to gross neglect and could have been avoided had FBS not been so incompetent. It was clear they hadn't properly taken care of the home and had no idea the level of disrepair and damage that the tenants had caused. FBS does not care about the properties

Because of Covid we rented our apartment literally virtually.
The house condition was as described, they sent us very detailed information, later we also added some pictures and things that needed improvements, like leaking faucet , diseased trees or the rusty dishwasher.
The property manager Angela is very helpful. The problems are solved promptly.
People often write negative reviews, I think that's why the FBS rating is so low.
So far they do an awsome job.

STAY FAR AWAY FROM FBS PROPERTY MANAGEMENT!!! Run as far as you can in the other direction!!!! I wish I could give them 0 stars because that would be a more accurate rating. I have had the absolute worse experience with them while renting my house this past year. They do not care about anything other than making money from you. HOMEOWNERS BEWARE! They do not "property manage" they simply call contractors. It's up to the tenants to meet every single contractor and manage the job. FBS will not check the contractor's work to see if they're doing their job or charging you correctly. They call contractors for EVERYTHING, even simple 5-minute fixes. They do not provide spare appliances during failures and will leave your tenants without a fridge for over 2 weeks. They do not check on the property throughout the lease so unless you get an exceptional tenant your house could be in ruins! TENANTS BEWARE

Please steer clear of any property managed by FBS. I have rented several properties in the area over the last 10 years, and I have never had as many issues as with this company upon move out. It seems from reading other reviews that I'm not alone in my poor assessment of FBS.

We are renting a property from them. All paperwork was very well organized and our move in process was seamless. This company takes pride in the work and is highly knowledgeable in this field.
The few times we had questions we received a prompt response. We had to work with the maintenance team and it was great! We put in our requests and the next day a maintenance worker arrived and took care of the issue.

Don't ever rent from FBS Property Management. They conned me into renting a mouse-infested broken down apartment. They don't respond to my emails and won't let me out of my lease.
The first night I moved in, the heater didn't work, the shower didn't work, the shower drain was clogged, and the stove had sparks coming out of it. The mice have recently become the latest problem, of which i've had to take care of myself.

Absolutely horrible. ..... I've lived in my unit for 2+ years fbs took over property management 4 months ago... they have made no repairs to the property they raised my rent $300 with 30 days notice they overcharged me for 3 months on my utilites they don't call back or respond to calls or emails.... absolutely the worst property management I've ever seen. I will not sign a lease nor do I recommend anybody to sign a lease with these people. They are borderline criminal....get use to seeing the truck pictured below .... ROACHES....
