I had a great experience with this inspector as he was so willing to work with my schedule and took the time to go through everything he found. He provided me with some additional information on making the necessary repairs or updates which helped me from having to go through and find companies that would be able to help. I received the report is a very timely manner and the inspector was available anytime I had additional questions. The inspector was very professional, polite, and well spoken. Troy preformed a thorough inspection of the house I was buying. Afterwards he spent considerable time walking me through what he found and his recommended repairs. The report he provided was very detailed and immensely helpful for negotiating repairs with the sellers. My new home is safer due to his inspection and the sellers spent 4k preforming the necessary repairs. Money well spent.

Our buyer selected Guardian Inspection Services to inspect our home. Troy was the inspector. The buyer was so unsatisfied that they had a second inspector come out. PLUS, Troy left the dishwasher running prior to leaving and it ended up flooding our kitchen. Troy took no responsibility for this. After filing a complaint with the BBB I learned Troy had another pending dishwasher complaint. Avoid this company and if your buyer selects them I'd suggest you talk them out of it.
