Charlotte Homes and Rentals offers the most comprehensive property management services available:. Handling evictions if necessary, although with our screening process this is a rare occasion. If your property is vacant and it needs to be marketed for a new tenant there will be a Leasing Fee of one-half of one full month's rent, once the property is rented.

Bryce Smith will literally ignore your attempts at communication and then claim that it was your fault. Always be sure to communicate with him through email because, on the phone, he will cuss you out and make false accusations. He says that he likes to say whatever he wants on the phone and only wants to be professional through email since you can keep a log of what he's saying. Don't believe me? Check out the other reviews; especially the one about the tenant who had to call the cops on Bryce for being a Peeping Tom.

I use Charlotte Homes and Rentals to manage 2 rental properties for me. I've had nothing but great experiences with the company and Bryce Smith and his staff. They keep me updated and even though the manage the property, at times they'll ask for my opinion on certain items (repairs, potential renters, etc). I would recommend them to anybody needing to rent a property.

This is a completely unprofessional company!!! They subcontracted us to do work for them and after 10 emails and numerous phone calls, THEY STILL REFUSE TO PAY! Cursing and belittling is no way to treat people you do business with, Bryce Smith!! Charlotte Homes and Rentals is a shady company at best. They refuse to pay a mere $125 invoice for work THEY requested!! This company is morally bankrupt.

I've been renting for 3 months and has experienced so many issues with maybe one issue corrected. Bryce is so rude and arrogant. Take your money, did not have the property move in ready. Home was nasty when I moved in. Caroline has been terminated according to the maintenance guy that can barely walk to fix anything

We have been working with Charlotte homes and rentals for the last year and my wife and I have been very happy. We are kept up to date with any info on our homes. We have not experienced any problems and they have been very easy to work with. We have several homes in the area and we really appreciate all the work and effort that some by Charlotte Homes and Rentals. Any repairs that have been needed were handles in a timely manner. We appreciate all there help and I would definitely recommend them. Thanks for all your help

Do Not rent from these people! They don't deserve any stars. They are horrible. I had to call the cops on Bryce who works there
He was peeking through the glass in the back door through the torn up blinds that was here when we moved in. There were roaches here when we moved in, he scammed us out of our deposit from another property we rented the kitchen cabinets smell like it's something dead in there and we haven't been able to use the front door or one of the bathroom sink's. Calling my attorney!

Rented a home for 1 year from Charlotte Homes and Rentals; found the team professional and upfront during showing. At any time when needed the team was available and happy to help with fixes and questions. I would rent from them again. Run! Run!! Run!!! If you ever see a property listing with Charlotte Homes & Rentals as the property management. This company is so disgustingly unprofessional, that it is shocking they have been permitted to keep their doors open.
I signed a 2 year lease with their real estate agent, Dru Meier. After moving in, the painting, carpets, broken patio door, etc that she stated would all be replaced were not. Her reply when I contacted her was, "You should have gotten the agreement solidified in the lease before signing. They werem't obligated by promises given during showings." It was all downhill

We've only been renting for less than a year and have had so many problems. Our patio blinds are too short for the sliding doors, and we were told they couldn't be replaced because they are the tenants responsibility. We requested maintenance to clean out our dryer vent, and the maintenance man didn't know where to find it. My brother had to get on the roof and clean it out himself.

We have been with Charlotte Homes and Rental for nearly 3 years now. Our initial impression of the company upon moving into the property in 2014 was horrible. The property was not properly maintenanced, there was a disgusting roach infestation in the kitchen. The company replaced the refrigerator but not the stove which was just as horrible, they claimed to have the carpet cleaned but is was nasty as well. We eneded up having to do cleaning of the entire property ourselves, we still requested that they send a cleaning service in to clean again even more throughly, it was down. The company continued
