I was a tenant for about 3 years, and I have rented from various people/companies for most of my life for almost 20 years. While I rented from them, I do have to say they were decent, but in the end they were the absolute worse. They took part of my deposit after my mother and I spent the whole day cleaning the place which was rat and roach infested when I moved in. We left the place spotless. They claimed that the window shades were dusty. This isn't even legal for them to do but I don't have the money to hire a lawyer.

My family and I have had TPM as our managers for the last 2 1/2 years. We have been very pleased with them. Whenever we’ve had maintenance issues, they have always helped us out quickly. Our manager, Gina, is very friendly and personable! We also recommended TPM when someone is looking for housing!

Being on the board of our HOA comes with many problems. We have used many management companies who all seem good for the first few weeks and then disappear. Jennifer and her team are excellent. Unfortunately, we have a very disruptive owner in our complex and Jennifer and her team have always been on call for our needs. They return phone calls and emails immediately. Total Property Management does double-duty for me. They both run the Home Owners Association at my condominium complex and manage my rental unit. They've been managing our HOA for many years and EVERYONE in the complex loves Jennifer Hankins! We know she's on top of everything and that gives us all peace of mind. As property owners, we have been VERY disappointed in this management company. We entrusted this company to manage our property as we live over 1600 miles away and were unable to manage it ourselves. We have rental property in other states and have never had any of these types of problems. There were so many issues, that it would be difficult to list them all. The most basic and expected management services, such as inventory, inspection, and accountability, at the end of each tenant's rental, was simply ignored. Jennifer and her team have done an amazing job managing my rental the past 6 years. They take care of the tenants needs quickly and affordably. Anytime one tenant moved out they would list the place, find a new tenant and take care of anything needed for one tenant to move out and another to move in. It was completely seamless from my end. I have had Jennifer manage my condo for the past two years and her performance has been nothing short of spectacular. I had her manage a short term rental while I was stationed on the East Coast and I had no worries everything was in good hands.
Since it was short term, she had to find new renters every few months. Each tenant she found was very respectful and treated the unit well. She was also excellent at taking care of the details and just checked with me before she finally signed someone up.

My first business with Jennifer Hankins, the owner of Total Property Management, was as a renter. My husband was transferred to San Diego and we needed a temporary place to live until we purchased a home. Our realtor used Total Property Management to find us a place.

Jennifer and the staff are fantastic to work with. TPM manages our HOA has done an outstanding job of managing our complex. On top of that Jennifer also manages our rental property and has helped us find outstanding tenants as well as manage our expenses as efficiently as possible to help maximize our return on investment.
