Home Inspections of Puget Sound (JJ and Suzanne) provided my wife and I with an extremely thorough inspection before we bought our first house.
In the only 18 months since that inspection, we have discovered two major issues that existed when the house was inspected, that Home Inspections of Puget Sound (JJ and Suzanne) did not include in their report.
Those two issues have cost us thousands of dollars.
The two issues are:
1. The house had no grounding wire
2. The water heater installation was not up to code

We are in deep trouble and financial distress because JJ failed to do his job. He found water damage on a property we'd made an offer on but suggested that it likely came from a plumbing accident which had been repaired. He said it was now "bone dry" and there were no "deal breakers." Famous last words. We've discovered severe leaks, obvious black mold, and foundation issues. JJ made these mistakes because he was in a hurry. Do NOT schedule anything with them if they have another appointment after you. We are paying hugely for it.

JJ and Suzanne Greive came to my home yesterday to do an inspection and left the place looking a mess. The most troubling thing of all is they left the door WIDE OPEN for anyone to come into my home after they left. I sent emails to my agent to ask why this happened then JJ and Suzanne denied it, however I have multiple cameras on my property that WATCHED them do it.
Its crazy how irresponsible and unprofessional some people can be. Anybody could have come in my home and stole anything while nobody was home and the door was wide open like that. If they even care, I'd be happy to show them

JJ and Suzanne were able to come out on 24 hours notice due to my tight inspection period for a prospective house. They were extremely thorough and we were able to do everything electronically, which was a huge bonus since I was out of town for the weekend. JJ took numerous photos which were really helpful, and wrote a long, detail report that we got via email as soon as the inspection was over. JJ was also very available over the phone to answer all of our questions. Definitely recommend using Home Inspections of Puget Sound for your next inspection.

These people did a good job on my home inspection, however if you make an appointment with them, you'd best "ride herd" on them. I signed up with them thru their website as they asked but they never showed up on the day they were supposed to, citing that they never received the info.
They did the exact same thing to a friend/neighbor as well...giving her the same excuses as they gave me and this was just 2 weeks later. Either they have a problem getting their info from their website re appointments or they are just careless. Either way that doesn't "cut it."

What a great inspection! JJ was thorough, professional, and honest. He provided us with a hard and digital copy of the inspection as soon as he was finished with the inspection. He talked with us about repairs that could probably wait versus repairs that had to happen immediately, which is immensely helpful. Even my real estate agent was impressed. JJ and Suzanne were willing to come out on Memorial Day to help us with a home inspection. They are both friendly and professional. Every step of the way they let us know what they were doing and why. As JJ used to be a general contractor he was able to answer some other questions for us that were super helpful, as we are first time buyers.
They had the report printed and in our hands before we left the inspection. Very wonderful. Would highly recommend.

Very thorough. Very professional and polite and personable. Over the phone JJ asked some questions specifically about the property we are buying and demonstrated his knowledge and concerns as well as explained how he would prepare a new homeowner (us) with somethings to know. We appreciate that a lot! They were on time and wasted no time! They have this down to a science. They are wearing headsets and one is typing while the other is looking around, poking and prodding and checking temps etc. We were provided an nice printed professional looking AND BOUND report all from their mini-van. I was impressed by the system these two employ. JJ inspects the home while keeping in radio communication with his partner, who is outside compiling a report. By the time he's done, he's already got his inspection report printed and bound, including photographs of everything he finds. He also includes a maintenance schedule and relevant articles that help explain the issues at length.
In my case, I had a lot of questions, which he answered more than adequately. He was professional and efficient. I have no complaints and would recommend these two without reservations.

As a first time home buyer, I have limited experience in looking at houses. I have used HIPS for two house inspections now and I must say I have never come across an inspector that is more detailed not only in his inspection but also his report. They will spend as much time as you need explaining the results and address any concerns you may have. He documents even the smallest details as what may be not be important to one person may be a deal-breaker for another. JJ and Suzanne, you are the BEST!!

My husband is one of the pickiest people in the world regarding house oriented things and even HE loves this incredible husband and wife team. We cannot recommend them more. They are detailed, explicit and very knowledgeable. I am a general contractor in Seattle, WA and have worked with a handful of inspectors throughout the years. First the good: it was very easy to schedule and get an appointment rather quickly - which is what I needed. I set up an inspection for my mother-in-law, for a small house she was buying. The had a nice team approach and prepared a binder with their findings.
Now the bad - they somehow missed black mold in the attic space, and not a small area. They did note that there was hardly any insulation - so after my mother-in-law moved in she had some bids done by a few different companies and they said she had black mold. This is the third time I've worked with Home Inspections of Puget Sound. The first time I met JJ, he was on the "other" side of the transaction, inspecting a condo my son and daughter-in-law were selling, referred by the buyer's agent.
JJ found a couple of electrical problems with the condo, and when we had questions about how to fix them, he A) called us right back - no waiting and B) explained in detail what he found and how we could fix it - and be sure with fixed it by purchasing a $5 tester at Home Depot.
From that point on, I became a fan. And so did my daughter

I'm currently purchasing my first home and I settled on Home Inspections of Puget Sound from both the recommendation of my real estate agent and my fellow Yelpers. I was highly impressed by JJ and Suzanne right from the get go. My real estate agent gave me a list of questions to ask potential home inspectors (certifications, sample reports, etc.) and all of this stuff was already answered on their very comprehensive website. I called JJ on a Saturday and was able to get an appointment on Tuesday.

We hired JJ and Suzanne to inspect our new home. For the most part (see below), they did a great job of inspecting and explaining the report. I also appreciated the fact that were aggresive with their explanations. That is, when we took the report to the builders, they had very little to say and fixed everything on the report (although there wasn't much).

Home inspectors are like health insurance -- you're tempted to cut corners here, but you really should spend the money to get it done because not doing so exposes you to so much risk. After all, a house is one of the biggest investments you'll make. I was looking for someone with experience and who was independently minded -- for example, home inspectors recommended by your real estate agent may have some conflict of interest, since they're incentivized to please the referring agent, who themselves have some incentive to get the deal closed.

The definition of WITH IT! This company is completely and utterly on their home inspection game. It is a small company, owned by a couple that works as a team (JJ and Suzanne). Who does that and doesn't go crazy?? Anyway..
They came in with walk talkies and thoroughly inspected our house with the detail of an eagle looking for prey. All the while talking to us and explaining everything in fantastic detail. At the end they had printed out pictures of the damages they found, presented in a binder and had downloaded the info to a website that explains and offers tips on repair. They also recommended
