Treaty Oak Property Management is a full-service leasing & property management company servicing the greater Austin metropolitan area. We specialize in single family residential, individual condo/apartment units, multifamily duplex/fourplex developments, & small cap apartment complexes. Our systems based approach maximizes your property occupancy & tenant retention while minimizing recurring maintenance costs.
Availability is listed in the MLS by status. If "Active (A)" then there are no applications in hand. If "Active Under Contract (AU)" then we have applications we are processing or have accepted, but will accept other applications until the lease is signed. If "Pending (P)" then we have approved applicants with a signed lease.
Our approach to property management is very fair & systematic. We use a standard Texas Association of Realtors (TAR) lease in all transactions, which is used in thousands of leases every year in the state of Texas. Our lease terms are fair to the tenant & protect the landlord. As is the case in everything we do, we make sure the policies we have set are replicable & equitable.

If you want a management company that behind your back will get unauthorized services performed and send you a bill of $9k at the end, these are your guys. The manager said "he wanted to have the house ready for tenants to move in". Now, that explanation falls flat after looking at the crappy maintenance they performed. The house was dirty, bathrooms awful looking (after spending over $9K wherein they claimed they painted upstairs, changed knobs, caulked, removed mold, etc). By the way, replacement of knobs, smoke detectors, etc were not authorize by me. They did not provide comparative

Absolutely terrible experience with this company. Touts about responsiveness and order on their website, but the practice itself is basically non-existent. We have waited so far a week on word whether an approval has been granted. It takes all of 1 minute to send a notification with an update. Definitely feel like my roommates and I have been scammed for the application fee. Beware! Regardless of qualification or not, communication is the basis of customer service, 4 days of absolute silence.

Definitely the worst property management company I've ever dealt with in Austin. They are impossible to get a hold of and getting a maintenance request fulfilled requires constant hounding. They also tried to charge me $500 for a huge water bill that resulted from a significant water leak I had notified them about months before, and several times after, that they did nothing to fix. I later got a collections notice from the city that showed they never even paid that outstanding bill!

Treaty Oak has been not only easy to work with, but enjoyable. Renting property can be stressful and difficult, especially in the Austin housing market. Communication is terrible! While living in one of properties we had to constantly harass them to get any of our work orders fulfilled. This includes our fence being blown over in a storm and it taking them well over a month to come fix it. Once we moved out we didnt receive our security deposit back. Its been 4 months and they wont respond to us regarding our depoist.

I am an agent here in Austin, this company does not follow up punctually at all. They do not pick up their phone call nor do they call back in a reasonable time.The only follow-up we got was a phone call apologizing for the delay and a denial for my clients about 4 WEEKS LATER. We wanted to put down a double deposit for re-approval as per Treaty Oak's request however I have sent countless emails to them and they do not respond back. My clients are upset and as a realtor I am appalled by the lack of communication this company has. They might be good at property managing and have great listings but

This is the worst company I have ever rented from!!!
The duplex we rented did not have screens, they refused to install them after we asked. Our AC went out last summer when it was over 100 degrees for several days. They took three weeks to fix it.
They made me put down three times the amount for my security deposit and will not return it with out giving any reason to why they are with holding this large sum.
They ignored several maintenance requests the last moths we were living there.
We signed a 12 month lease but they charged us one week extra for the month we moved out with out notification

I left my rented home a little over a month ago. Company’s online portal issued me several bills and after a long conversation they agreed that it was by mistake. I’ve been trying to understand when they will return the down payment and the money that I overpaid, but for two months now they have simply ignored me. It seems that I will have to go to court in order to get my down payment and overpaid money back.
If you have the opportunity not to work with them, avoid this company. I had a very poor experience.

I've been with Treaty Oak for over two years and they have been wonderful and quick with our maintenance requests. They respond promptly to emails and have not raised my rent exorbitantly in the two years I've been with them.
During Covid-19 they have been offering lots of different payment options and stay out of your way until they are needed.
I would use them to find another property in the future without a doubt! If you are having trouble reaching them, try e-mail. That seems to be the fastest way to get in touch.

Response time is very slow -- I've been trying to contact them for 10 days, sending multiple emails and phone calls, yet nothing. Maintenance is awesome- easy to request, responds quickly, and does the job perfectly! We had an issue with our running water & they contacted the city to fix it promptly.

The quote came in after another week, it cost $6000 to paint the house of 2000 Sf. I got a quote my self of half of that price. I requested cancel the agreement due to their poor service and extremely expense quotes and offered them $100 for the little work they have

The entire team managed by Eric Bramlett is amazing to work with. They have the full package that you need. (Real estate, Property management and a good escalation matrix); The CEO (the Broker) is hands on and does not feel shy to jump in when some of the employees are out or if the clients feel the need.
My favorite Staff member of his team is: Bailey Moran - She has been phenomenal in helping me with buy my first property. Being a first time home buyer is not always easy but she made the process seamless and look easy. I guess this is my second brief review on her.

I just moved into a property managed by Treaty Oak and I couldn't be happier. They make payments and maintenance requests so easy and get back to me (even on weekends) within a few hours for non-emergency requests.
A special shout out to Vince with Uriel Villasana Plumbing who took care of not only the issue I called about, but a few other small things while he was there with no hesitation. In addition, Ruth has been great with follow ups and making sure everything is going smoothly.

This company will not return your phones calls impossible to get a response and unprofessional there whole demeanor has some issues and if your really understand there lease agreements there are two types of violations not standard lease please read the lease carefully before you sign anything to each its own but do check out the other reviews my agent knows there problems which this group and so glad I found out before it was too late. How can anyone sign an agreement with hokey language makes zero sense. Find a reputable company that doesnt want to charge you to death. For one tiny dog is 500

I've lived at a Treaty Oak managed property for a little over a year and just renewed my lease. I didn't receive any hike in price. It seems that they're more interested in keeping responsible tenants than increasing monthly payments.
When I moved in last year, there were a couple quick fixes that came up, which were both taken care of immediately, as in next day.

We are renting a house from Treaty Oak and I have to say they are really on top of maintenance requests!
A few days ago, we heard water dripping inside the air conditioner return and discovered 2" of standing water! We put in a maintenance request (after 4:00 on a Wed) and they had someone at the house within 2 hours!
The A/C guy was very professional and personable. Turns out the drain outside was clogged and he flushed it clear super fast.
Also - they have an online portal where you can pay your rent, which is hassle-free!

We are coming up on our one year anniversary with Treaty Oak Property and when it comes to assistance around maintenance request they have been prompt to responding and asking follow up questions to help determine the problem and find the right technician for the job.
Easy to make maintenance request online (along with pay rent), we're very happy with the home we rent and are happy to have management that helps us when we need it.

I have worked with Lauren Fraley of Treaty Oak for several years now, and have found that she is helpful and efficient in dealing with problems of rentals and repairs. She is patient, and responds quickly to concerns, whether they are large or small. Lauren knows just the right maintenance people to call when there are repair issues. She and the Treaty Oak team work beyond the usual five-day week, helping people in emergencies as well. It helps that Treaty Oak has been associated with home builders and repair people for several years. They are a good team.

We started renting in May 2017 and have had numerous maintainence requests for repairs swiftly tended to. Of the many poor "landlords" we have been stuck with, it is a relief to finally have a landlord who cares about their property and our comfort without making us feel like the problem. Combine that with the online rent portal (we pay rent throughout the month) and it's been the best renting experience since living in the city.

Treaty Oak has managed 6 properties for me for the past 2 years. Overall, their service has been fantastic. Communication & service is great. In 2 years with 6 properties, we've had one problem tenant, who Lauren dealt with incredibly well. The tenant began paying late and making ridiculous requests. She was very polite, but firm. She was able to get the tenant to become current on his account and he ultimately became reasonable. She let my husband & I know about the situation, but handled everything so that it didn't become a problem for me. What more can I say? There's not a lot, which is really

I've rented from Treaty Oaks for almost 2 years and anytime I've had an issue with my house, the staff have been great about helping my family and me out. I recently had issues with my stove not working and Lauren was on top of it right away. I had a big family gathering and my wife was cooking so she totally got us out of a jam!
I am moving soon, but if I ever moved back to Austin, I will certainly rent with this company again.
