The residents manager at 4016 Livingston road southeast is so NASTY AND UNPROFESSIONAL! Her and her family bullies everyone in the building including myself and my 7 year old. Now I see why everyone leaves that building! I will not recommend living here as long as this LADY TONI TURNER is still Managing and living there!

I was recommended to FAS by a coworker of mine (in 2017) who lived in the building. I ended up renting her old unit. I lived there for exactly 3 years. throughout that time I was subjected to extremely poor service, often times rude, and obnoxious contractors who left my unit in disarray, tracked in dirt, left dry wall on the floor and not to mention they left my lights on while I was at work on multiple occasions. Had a great experience renting from Fred A. Smith company! The unit was as advertised and reasonably priced. They were always extremely responsive to emails (we heard back within 1-2 business days), and when necessary, they sent over maintenance folks who were clearly very experienced. I even once let them know that the stove had a cracked knob that caused it to not work very well, and they quickly had a new one sent over. Move in and move out was smooth, and everyone we interacted with was kind and professional.

We had a showing of a surprisingly affordable two-bedroom apartment. The application fee is $50 per person, so we spent $100 just to apply. Was denied to my surprise, and they were very vague about why I was denied. I sent an email asking for clarification about my denial and they never responded. This experience feels like a scam where they advertise affordable apartments so that they will reel in numerous applicants who are willing to pay such a high application fee for the chance at affordable DC living. Prospective tenant, but IMPORTANT for property owners to read: So I was dead set on applying to an apartment that FAS has listed, I just had one question that I needed answered and then I would have applied immediately. However, weeks and numerous attempts to speak to someone resulted in nothing. Phone calls, emails, voicemails, texts. Left a voicemail for the property manager, Nicholas, and even spoke to the leasing manager, Ruth, who was very nice, but still, nothing. No response. DC’s housing market is tough. As a renter, it can feel like your options are overpriced luxury or old, not updated units that include terrible management service. Fred A. Smith seems to be the exception. We found a perfect-for-us unit in the heart of Columbia Heights managed by FAS, with a price tag that didn’t make me want to cry. The leasing process was simple and didn’t require tons of trips to their office.

Ended our lease 2 months early due to mold. We had a multitude of issues before this which we had to fight tooth and nail to get fixed. Management did not care nor provided any resolution when the mold problem first began. Management will never call you even you leave emails and voice messages. I was never able to speak to a management member by phone. We had to resort to hiring a lawyer in order to get anything done and end the lease. Stay as far away as you can Fred A Smith. I would never recommend them. I am pretty sure they even listed the unit for rent after I moved out with mold in the unit

STAY AWAY. I have never had such a horrible experience with a landlord before. We moved out a year ago and STILL have no received our security deposit, which is required to be returned within 45 days of move-out. They lied to me several times about mailing a check, which never arrived. Once they did send a check, they withheld money without explanation. (We did not deposit that check so as not to forfeit the ability to recover the rest of the money). Do NOT rent from this company unless you plan to never get your two month's rent deposit back without filing a lawsuit, which we are about to

The staff at Fred A Smith were very responsive and professional. They did a great job all the way from looking at places to moving out of our apartment. I had to find a place in very short notice and they were accommodating to my quick timeline.
They were very prompt to any maintenance requests and kept everything in the apartment in good working order. I'd highly recommend them to anyone looking for an apartment.

I was hoping for the best moving into my first apartment. During the tour the building and unit LOOKED to be very attractive and well put together, unfortunately it was the total opposite. After 2 weeks of being partially moved in, rain came and COMPLETELY flooded our apartment. How could they be unaware of such a SERIOUS issue?? It took almost a month for them to move us into a different unit (with very poor and unprofessional movers might I add) and I'm sure it could've taken longer if we did not take the measures we did. Truly a HORRIFIC management company. Irresponsible, ineffective, and simply terrible. Their employees and frankly, the company ethos itself, have no moral backbone, and are simply looking for any and all ways to earn a quick buck at the expense of their buildings and specifically, tenants. They are incompetent at building management and ineffective at proper communication to help their tenants. BE WARY OF THIS COMPANY. THEY ARE FRAUDULENT and will inevitably cheat and swindle you.

I'd give them a 0 if I could. This is the most trifling rental company I've ever had the displeasure of dealing with. I moved into my unit on 7/1/19 and informed them of MULTIPLE problems with my unit in the first week. I have had TWO inspections by DCRA (both of which fined them over $12,000 for violations). Things from broken windows and AC units to a roach infestation in my unit, the hallway and the garbage cans outside of the building! I advised ANYONE having to deal with them (and if you haven't moved in with them DONT!!!!!!) contact DCRA (you can go right to their site and request an inspection

These guys get a bad rep, but honestly, I think they are a perfectly good property manager. They are generally responsive and they take care of what they need to. Their building managers are nice and capable. If you have a non-standard issue come up, you might need to follow up with them a lot and overly-communicate with really clear questions and requests in order to get what you need, but if you put in the effort, they will too. You get what you pay for, and I think they are the best deal in DC.

In early May, I moved into a unit managed by the Fred A Smith Company. The application process was simple and quick; I filled out a few forms and was approved within the week. Once approved, I went into the office in Foggy Bottom and signed the lease, which was also a fast and easy process.

I had the unfortunate experience of dealing with this company. I was approved to move into a building in Washington DC. The day before I was scheduled to move I learned that the apartment was no longer available for rent AFTER they took my deposit, rent, etc. and signed lease!!!
I was able to stay at my current house until the 15th and had scheduled to move AGAIN on the 15th with the property manager into another unit. Then one week before I was supposed to move I got an email saying they are terminating the lease. Leaving me without any housing or anywhere to go!

As one of many transplants to D.C. from NYC, I come with many a horror story of apartments and landlord and management companies. It seems strange to feel I can trust a company, but that's how I feel about FAS, all thanks to Bryann! I did my part on the lease the right way while the other two roommates did not, but throughout this entire stressful process, which is still going on, I have felt calm knowing that Bryann's got my back to answer all of my questions! It makes me proud to have a great management company I recommend to many newbies!

I have a disabled aunt who's been trying every avenue to get things fixed like a leaking washing machine, broken dryer for her apartment. A hole in her kitchen that mice crawl in and out of, a crack in her wall and a rusting toilet. Shes been fighting for a year to have these things fixed. Today she waited at home and missed her classes only to be dodged by this company again when they were to send a maintenance person put to fix her issues. This company is the worst. I've been calling on her behalf and they simply do not care. They pretend to listen and then you hear nothing.
