Services
Golden Property Management analyzes the local rental market to determine the monthly income for your property. We conduct annual market surveys as well as regularly monitor pricing trends for similar rental properties. Vacancies are expensive, and we work hard to fill them. Our marketing strategy is targeted, research-based, and includes a mix of signage, online and print advertisements and regular showings.
With Golden Property Management, our team is your team. As your team, we work hard to keep your property maintained and help you generate revenue. Your GPM team is attentive, organized, experienced and efficient, which maximizes your profit and enables us to keep our management fees reasonable. GPM's full service property management fees include a $350 per unit lease up fee, plus 8% of total rents collected monthly management fee.
We use professional property management accounting software to create detailed owner packets that are generated monthly and delivered by email. Owner packets include an owner statement, balance sheet, income statement, copies of work orders, and invoices. Monthly net income is paid to our owners by direct deposit, making it as convenient as possible for our clients.
As a company, we do business in accordance with the Federal and State Fair Housing Law and welcome Persons of all Race, Color, Ancestry, Disability mental or physical, Religion, Sex, Gender, Sexual Orientation, Gender Identity, Gender Expression, Genetic Information, Marital Status, Source of Income, Handicap, Familial Status, and National Origin.

I reached out to Kathy at GPM after trying to work through some longstanding issues with my previous property management company. Before I was even a client she was willing to offer feedback and expertise on the challenges I was having. My property has now been managed by Kathy and her team for the last year and I could not be happier! I started renting from golden property management in 2017, and just left my apartment this year due to a state move. They make it super easy to pay your rent, and make maintenance requests by just going to your online portal. We met with Joeanne and she showed us the apartment. Was knowledgeable, and friendly. She handled all our requests except 1 while were renting. She'd call and ask how things were going, and if we were still enjoying everything or needed anything.

I spent a lot of time looking at different property management companies. It’s a major decision in my opinion to get the correct company to manage your property and I couldn’t be more happy with the decision I made to go with Golden Property Management. No pun entirely intended but they are the gold standard. Monique who I have been working with directly is incredible and has been amazing in the entire process! All in all super satisfied!

Absolutely the worst company out there for both owners and tenants. If you are an owner they will not have your best interest in mind. i.e. a heater was changed in a property where only a minor repair would have fixed the problem, this lack of due diligence is never OK. If you are a tenant, be careful!!! This company clearly makes a decent part of the income by stealing your security deposit!!! I call this predatory behavior, be sure to get itemized receipts and check with the local housing commission, tear and wear plays a significant role in what they call repairs, if you lived there for a few

Outstanding property management company. I have a 3 bedroom townhome in San Diego and when COVID hit I was worried about the rental market and how things were going to be with tenants. I mean you turn on the news or read Facebook and you see all these people talking about just not paying their rent even and how home owners should just waive it. I don't know about you but I am not in the position to waive the entire rent financially. I am also not in the position to spend my time looking at each new law or moratorium with rentals. I keep up with what I can but work keeps me busy. Times like this

GPM is a fantastic property management company, I would highly recommend them. They have had great communication with me as an owner and also with our tenant. They also handle any maintenance issues immediately and without gouging us with unnecessarily high bills, but make sure the work is done quickly and properly.

I have had Golden Property Management as my manager for nearly a year now. So far, it's been a great experience with them. They are communicative and helpful. I am positive that they will continue to do a great job managing my property. I interviewed several managers before selecting them, and I am glad I selected them.

I have worked with Kathy for many years and can vouch for her character and decency. I have watched her behave professionally in the face of unreasonably behaving individuals. She owns and operates an extremely professional business and is constantly upgrading and improving the quality of her operation. For her, good enough is not good enough!! Best property management service! Rented form them for over 2 years and they were wonderful! Monique was always friendly and responsive. The move in reports are high tech and clear and the move outs are listed side by side so you can see them both at the same time.
I bought a home so I won't be renting again but if I ever rent my home I would definitely hire them to manage my home.

Being a military family we move A LOT. We rent and get the horrible end of the deal each time. Renting is stressful and can be frustrating. Monique is hands done the best person. She always answers any questions in a timely manner. She never makes me feel rushed when I'm talking to her like I'm bothering her. She makes me feel extremely important and that is never been the cause in these rental situations. She is phenomenal. I really can't say enough positive things about GPM. Every concern I have is taken care of quickly and I never feel as if I'm asking too much. Monique is always kind and accommodating. This company cost me a lot of money with unnecessary repairs done on my property through their people. When I switched to my own handyman I saved a lot of money. The tenants ended up reaching out to me to tell me the property managment company was unprofessional. The contract was terminated early and I went with Patty at Solymar and was much happier. If you still choose to go with GPM I would advise you to tell them that all repairs need to be authorized by the owner before being done.

Dec 2016 update: ABSOLUTELY THE WORST!! Trying to sell our house and it's discovered that there is a plumbing leak in the bathroom which has damaged the flooring and walls. Inspector said this leak, to do the damage it's done, had been ongoing for months. So this "property management" company has cost me another $8,000. If we didn't live 3,000 miles away I would sue these people.

GPM may start off friendly and easy to work with at the initial move in, but leaving the lease and property was a disappointment.
When I moved out of my apartment the owners blamed me for breaking hardware in the unit. When I asked GPM for documentation from my move in contract, they had no detailed pictures of the hardware in question. Every photo avoided that item. The inventory checklist they used to do an initial walk through had unclear documentation as well. When I tried to speak with the person who did my move in walk through (the owner of GPM) they were constantly unavailable to reach

Not only is everyone at GPM very fast to respond to my emails but everyone has been so detailed, helpful, and clearly very knowledgeable.
I relocated to the East Coast and needed a reliable company to manage my property but was also looking for one that had a good reputation with tenants. So far, GPM has exceeded expectations. They put me in touch with some great people to get my condo looking its best and found renters much more quickly than expected. Very grateful!!!

Went to a showing in Clairemont, and the property was not ready to be rented.
Cracked bathroom tile,unpainted walls,and I was told I could not look in garage
Smelled strange and dead bugs all over the kitchen
Also,in the Craigslist ad ,they do not tell you the Application requirements which are ridicules.

This is a great company!! I cannot say enough enough good things about them. The first time I applied for one of there properties I didn't get it, I was told a better qualified applicant had qualified and as much as I (and I believe everyone) would like to believe there no better than ourselves, the fact of the matter is, that's not always the case
Even though I did not get the place throughout the entire application process they were responsive and kept me up to date
A few weeks later, I saw a different place I liked on there site, which personally I thought was better than the other

On move in day, my apartment was admittedly not ready to go, but GPM quickly sent someone to address the pending issues and refunded me for the days it took to get everything ready which is definitely more than other companies would do.

The folks at GPM are professional and if you have a question they will find the answer!
Kathy works hard to keep tenants & owners happy, which is not an easy task! Yet she treats everyone fairly & with respect. I've never had such a caring landlord--in fact she's the best property manager I've known.

Great persona service, they are amazing. I hired them just to advertise and rent my condo, they did it all, took care of everything.
As an owner, it is an awesome service to help out meeting the applicants, running their credit, getting all the forms filled out, it a great service.
I have issued others in the past, and they do much more, and keep you in the loop the entire way.
Totally worth every penny.

I have rented many properties in San Diego since 2006 and have never had an experience as good as the one I've had with GPM. I am now at the end of my lease and have submitted my 30 day notice.
I must say the team at GPM is on top of everything. Any time I have submitted a maintenance request or a question, I have always received an answer within 24 hours. Kathy, Erica, and the entire team are very responsive, courteous and patient.
I've had some horrible experiences with property management companies in the past and must say that GPM stands out in the crowd as a pro tenant property

I ended up losing another property while waiting for GPM to approve. They passed their promised deadline of when they would notify me and once they did they didnt even have the courtesy to give me a call.
I am not mad they did not approve me, I am mad that they string you along and do not understand that families and lives are involved.
They also have the most obtrusive application process in the industry, HANDS DOWN!
