At Stone Oak Management, we treat your home as our own. We are not a bank. This is highly discouraged, but yes we can finance your repairs and will mark up the bill.
In Austin, your property manager will charge you anywhere from 6-10% of your monthly rent to manage your property. Stone Oak Property Management charges a fee equal to the greater of 7% or $100. Communication. Everything in this world starts with effective communication. The employees at Stone Oak are so responsive should we ever have an extra question or may be unclear of a detail. Our manager has been super responsive and even the owner of the company called when we had questions the property manager couldn't answer. We've been with Stone Oak since we started renting our home in 2017. They were professional, thorough, and I felt that my rental property was in good hands. There was a point in time where they changed from having an account manager dedicated to us to a team of people that I was in contact with. This change was a bit more cumbersome but the team at Stone Oak remained responsive and continued the same level of care for my property. If I could give absolutely no stars I would, Brittni and Belle are THE WORST Property Managers EVER. They try to talk at you and feels they will not get the same in return. We are ONLY renting until our home is built. I cannot wait to end this contract with them. They made this transition unbearable. They are so disorganized, their communication is slow to respond. If you find any rentals that Stone Oak Property are managing.. look elsewhere.

Their red flag started when we consult them a year ago. What their on site consultant said is completely different from what they do after we go into contract. They stated their on site consultant is wrong and if we want to back out of the contract we need to pay a fee. We were so mad as at that time we are moving out of state and had no time to deal with all this. We got into argument with them and in the end both parties backed off a bit.

Stone Oak Property Management is unlike any other landlord I've had in the past. Coming from NYC and SF, I was pleasantly surprised to find they are very responsive to maintenance requests and generally very helpful when it comes to standard trappings of apartment living.  This is not your standard mega-corp property manager.

My experience with Stone Oak has been nothing short of amazing. I started working with them after switching from a pretty bad property manager. They are now managing a few of my rentals in the area and their service has been incredible. The Stone Oak team is responsive, detail oriented, and they don't hesitate to answer the many questions I have regarding my properties. I'd highly recommend this company to anyone in the Austin area!

This is the worst management company I could ever imagine renting with. We have had many a problem since day one of moving in that should have been fixed and addressed beforehand. From countless water issues to not having access to amenities we were promised and paid for, they don't operate effectively at all. You can never reach someone directly. Communication consists of leaving voicemails and waiting for email responses. I have had to contact the city to enforce our rights as tenants and push for things to be fixed. I live in a property managed by Stone Oak and have had a very unsatisfying experience. Numerous times we have needed maintenance on the property and are told they will send someone out only to have days and sometimes weeks go by without any follow up. Some of the issues were important for the upkeep of the house's plumbing which I would think would be very important to the owner of the house so if I was an owner looking for a property manager to make sure my property stays in great shape, I would definitely look elsewhere. We have more than one investment property and we wish Stone Oak was where our other property is. Stone Oak manages our Hutto, Texas property and we can't praise their professionalism enough. They have a wonderful team and there is not only a portal to see the progress of how many people have visited the many sites they list the property but the traffic visiting. You can see the progression of the applications. On the owner's site, you get all your documents in one place, especially helpful during tax season.

If you want them to manage your property be prepared to be nickel and dimed for everything and after all the paperwork is signed to find new charges that weren't mentioned before when I asked for the charges. If you leave after signing the paperwork be prepared to pay 300 despite nothing having been done yet.

Complete waste of time! I spent hours emailing an agent back and forth to get information and setup a time for a walk through. They finally get to my property and take a tour of the property just to call me back after 20 minutes to tell me that they do not service my neighborhood! Isn't that something you should check in the very beginning so you don't waste the clients time?! I would not recommend.

I used Stone Oak Property Management from 2013 - 2019 and they were honest and competent. I was out of the country for about 4 years and they managed every aspect of my properties in Central Ausin and San Antonio. They are honest and competent in a tough business. Their monthly financial statements and their respsponsiveness are both great.

This is the place to go for renting out your property!! I was in crunch time trying to get tenants for my current home, while trying to secure a loan for my new house. I talked to Jennifer Frizzell and she assured me that they could help us. She came over the next day to take pics. She listed it immediately and set up several interviews for potential renters in the next few days. She did background checks and we had viable renters within a week! They've been in my house for over a year, and Stone Oak has been amazing at managing our property!

Stupidly rented from Stone Oak- moved from out of state and didn't have the chance to visit and look at the place first. Wow were we taken advantage of. The place was an absolute dump when we got there! Absolutely filthy, shower did not work, stove was broken, and the gas couldn't even be turned on because the water heater did have a shield for the flame. Submitted all of the work tickets the very FIRST day we lived there. Took TWO months to finally have someone from stone oak coordinate fixing our shower and water heater. We were then without a shower for 10 days and our home looked

Jennifer managed a rental property of mine for close to 4 years. She was always available, very knowledgeable, kind, and great to deal with. Stone Oak property management is as good as it gets. As far as property management they will completely take care of you. You can even get ahold of the owner, as he is very active in the property management business. These guys will even list your home for rent or for sale.
