My husband and I work for non profit ministry and thus have moved many times always renting. This company is plain dishonest. We are recommending our landlady end her business relationship with company. Beautiful home in Lakewood Ranch. Night mare leasing company.
1. Our relatives went to check out the house for us as we were out of state. Realty agent did not contact tenants that they were coming nor ever rang door bell. Just walked in. Tenant on toilet with bathroom door opened. My relatives were mortified.

Staff is really nice
-the rental I lived at was hell and they drastically need to do something about the parking situation my spot was always taken by anyone who pleased
-apartment was very dirty once I first moved in but of course I was charged 190$ for cleaning for only living there less than 1 month as well as 99$ rekey fee
-Was also charged for a parking pass that I never even got which was taken out of my deposit wrongfully
-overall the experience was very unfortunate, hopefully I can change this review to 5 stars if I am rightfully reimbursed :)

They have defrauded me out of $200 for an application fee that was never processed as well as hung up via telephone by Alicia Lopez in accounting when requesting the situation to be remedied. I have already contacted the sheriffs office, but this isn't about $200 clearly! This is about the other silent families that are being defrauded by this company this is principle that I'm making writing this.

First please note in the reviews that you read that this company offers a $25 incentive to repost a good review. On that note...Ryntal Property Management "company" has harassed, given unexplained charges, lied in reference to parking spaces that were verbally okayed, only to get cars towed. Residents did not have water almost daily from 8am-5pm or later from
May 20- Aug 19th, and we're not only not given any compensation, but were sent very rude warnings and THREATS to anyone who might try to use water in their own home. (See image)

Ryntal Property Management is the worst managed, most dishonest, most deceptive, most misleading and most unscrupulous rental organization I have ever worked with. I am a woman of vintage years and have owned my own houses for too many years to count. I merely CO-signed on a "Ryntal" lease with my child. In the distant past, however, I have rented perhaps 25 properties in my life for myself, and I've rented homes to others. I've never before experienced a rental agency that WILL NOT ALLOW YOU TO PAY MORE THAN ONE AMOUNT PER WEEK, so e.g. if you miscalculate your energy bill

Ryntal is an excellent property manager, and as others have stated here, complaints noted are from tenants who are directing their energy towards owners, and off course, the property manager is in between and gets the blame. I have had a great experience with Ryntal and plan to use them for all of my properties in Sarasota as I grow my portfolio. Kathy and Tom are absolutely amazing owners who make sure to prioritize my needs when there is an emergency of any kind.

I had a very similar experience to Tracy who posted below. The day I moved in the apartment had definitely not been professionally cleaned, and I found 4 dead cockroaches. I also found 2 spare keys hidden outside that still worked for the doors confirming that they charge a re-key fee after moving out but do not actually change the locks.
They kept $400 from my deposit even though I paid to have the carpet professionally cleaned by their approved vender and also left the place cleaner than what I moved into.
I immediately sent in a dispute to the company and they sent my a 30 digit drop box link

I have been renting via Ryntal Property Management for 19 months. My very first contact with them was excellent and I signed the lease contact for my condo right away. The representative was direct, polite, efficient and honest.

Colby doesn't show up for scheduled appointments to view homes even though she knew I had taken time off of work to accommodate her, then doesn't return calls. Her receptionist is a better employee then her. Really crappy move by her and her agency. My experience was no better than if it had been a craigslist scammer.

I paid a 1200.00 deposit to move in, I moved into a condo at in Sarasota, the carpet was discussing, the condo was very dirty, they taped the refrigerator shelf with scotch tape, they also taped a blind slat back together. Ive had a great experience with Ryntal Property management. Every person I have worked with has been helpful.I have just recently relocated from up north. I wasn't able to fly back down to see the property I was interested in, the realtor John Lopes went out of his way to take additional photos and ensure I would be happy which is reassuring when renting a site unseen. The place was very clean and I was given a welcome basket upon arrival. John was very flexible and accommodating throughout the entire process. Ryntals online system is easy to use and also accommodating.

My wife and I have had rentals in varying states for years. We decided to invest in the Sarasota area and we could not be happier with the management of our property under Ryntal. They watched over the property with eagle eyes while it remained unoccupied and had a tenant within a month. Their rates are reasonable, and we feel like we are in good hands with the entire group. They are very transparent and use an internet-based owner portal for communication but they are also always available via phone.
I highly recommend the Rental group if you have property you need managed in the Sarasota area

Absolutely the worst rental agency to deal with. Payments are due on the 1st with no grace period whatsoever. You had when it comes to pay back your security deposit, they will delay and hold it as long as they possibly can. During your time renting from them you will get subpar maintenance and they will find every excuse they can to charge you a fee. Beware of this rental agency if you have any other choice, take it.

Rarely do they honor the 24 hour notice of their random inspections. They would only sporadically post the inspection results on the tenant portal.
Ryntal is THE only place where there is no grace period.....period! Even if it is postmarked by the due date but received after.....you are charged a late fee.
Repairs under $150.00 regardless of what they are; are your responsibilities.
Their communication skills are nearly nonexistent. We put in a service request on a tree that went down during Irma, and

At this point we've had to get full on identity protection for ourselves bc they have our info, have already stolen from us, so where do they stop?
My wife and I are 2 overqualified renters, we applied for a house and gave a $200 "refundable" ( if we didn't qualify) deposit to the agent John Lopes.
The first walk thru there were clients there upon arrival and another group 3 minutes after I got there, so I had ~4 minutes to see a 2/2 house on a 2+ acre property!
After a back and forth of almost 60 emails the owner demanded we give
