Bain Property Inspection provides aerial photography and videography services in Lexington, Kentucky and surrounding areas. We also perform aerial inspections of roofs, chimneys, towers, tanks, and other structures that can otherwise prove difficult to access and assess. We are FAA-certified commercial drone pilots.
Lots of inspection companies continue to produce checklist-style reports that contain comments written by software companies or others who know little about construction. My inspection reports are clear, concise, and specific to every house or building I look at. The reports also contain photo logs to help customers better understand deficiencies within a house or building.
The photos below are by no means comprehensive, but they'll give you an idea of what we look for and also the kinds of deficiencies we discover while checking out houses and buildings. We also want you to realize that we attempt to physically observe as much of a structure as is safely possible, including roofs, attics and crawlspaces.
We utilize infrared thermal equipped drones to perform camera inspections of commercial, flat, roofing membranes, including EPDM, TPO, and PVC. We can inspect your entire roof, and let you know which specific areas are leaking and require repairs and/or replacement. It is often unnecessary to replace an entire roof.

I couldn't be happier with choosing John for my home inspection. The entire process, from scheduling to receiving the final report, was a pleasant experience. John was extremely thorough, polite, and took the time to answer my questions in detail. The final report was informative, simple to understand, and allowed me to easily identify items to be addressed now as well as things that may need to be addressed down the road.

We used John for a new build in Georgetown and everything went fine, so we decided to use him again when we moved to Lexington. Long story short, he did not see that the gutters were clogged, even through he uses a drone to inspect the roof (he never got on the roof himself to see). Had a rainstorm while we were doing renovations and the gutters overflowed and caused thousands of dollars of damage in the basement. More recently have an HVAC company in to do duct work cleaning and they noticed what might be mold in the duct work upstairs, so he missed that as well. After the incident with the gutters

I cannot recommend John Bain enough. I'm in the process of purchasing my first house and John did a great job with his building inspection. Not only did he write an incredibly thorough report which included photographs documenting everything he saw but he also took the time when he was finished to meet with me personally and go over the photographs and explain them to me. I'm pretty familiar with houses and anything I wasn't familiar with he answered all my questions. Very nice guy and reasonable prices!
