The receptionist was polite and gave me all of the information before setting up a tour of the unit I'd call home for 3 years. My partner and I rented with Thos D Walsh for 5 and half years in DC and I can say with certainty that they will be one of the best landlords you've ever had. When we moved from an apartment to a row house we specifically sought out properties rented from them.
The apartment that we rented was rent controled at an extremely affordable rate for DC. But even so - whenever we had any problem with the unit Thos D Walsh was always extremely prompt and got the issue solved for us. I'll never forget when the oven stopped working, we sent in a report and maybe 2 days later they installed a brand new oven

I applied for a unit on NYE after talking to the agent, Ryan, about the lease (term and rent). I was told I was the first applicant since no others had applied to the unit so far. I got a follow up the following week (1/4), and after some back and forth, agreed to Thos D Walsh's terms on 1/4. From there the responsiveness and professionalism completely disappeared. The YELP reviews from 2015 mentioned similar incidents, and I COMPLETELY agree. It is not a one time occurrence.

I rented a studio in a medium-sized apartment building in Petworth for 3 years. The building is older but was well-maintained, and the company has a simple web-portal for paying rent and requesting maintenance. Maintenance responses were usually prompt, especially for anything deemed an immediate issue. Cameras were put up after package theft issues. Rent was increased every year but not by a ton. Montly pest maintenance was available and proactively offered.

I truly cannot say enough terrible things about my rental experience with Thos D. Walsh... In the unit I rented on the corner of 15th & U Street in DC I dealt with cockroaches, mold, leaks, an ac unit that broke 7 or 8 times, and tenant on the first floor who turned the building into a glorified homeless shelter. The only positive thing I have to say is that they do respond to maintenance requests, but each is completed with spotty patch work that never resolves the problem, but covers it up long enough for them to get their next rent payment. I've been renting a property from Thos. D. Walsh since December 2013 and have had a roof leak for 1 whole year now and they are not fixing it! I have left maintenance requests with no answer. I have been told since JUNE that they were contacting the home owner to get repair approval. It's now almost November, roof still leaks and still no response or repairs. My next step would be talking to the DC's Office of the Tenant Advocate and then a lawyer!! They are collecting my rent and not making any repairs!!

The management company is quick to respond to maintenance requests but that's about it. When it comes to money they're shifty and evasive. They throw unknown fees onto residents' payment portals without warning or justification, then refuse to remove the charges once cleared. No one ever answers the phone and their accountant line does not work. I was hoping to avoid writing a negative review, but it has now been two weeks since I first reached out to the management company asking about $600 they charged our house, with no response. We are looking to move out asap but they are ignoring our attempts

Thos D Walsh have been amazing to us. We have rented from them for 3 1/2 years in DuPont Circle. Every time a maintenance issues was need, a quick response from the manage and a professional came for that specific issue.

Everyone here is amazing, and so helpful! Keith and Thomas are always timely and professional, and can calmly handle any situation that arises. The dogs in the office definitely are a plus! Great environment with a great staff! Tom Davis at the front desk is superb with answering any questions and taking care of any concerns! I had rented an apartment from Thos D. Walsh some years ago and it was a nice experience. Never had any major issues with repairs, and even though the building was old it was a pleasant and affordable place to live. My only issues is now, because I've been trying to contact them regarding a couple of their current rentals and have been given the run-around. You leave a message at the office and sometimes there is no reply, or the mailboxes are full. This is not good business and now I can understand how a few of their vacant rentals are still vacant after 3-4 months. They've just lost a potential

I am extremely disappointed in Thos D Walsh's communication with us as prospective tenants. We viewed an apartment and Keith Carr told us that the application fee is non-refundable so if we were interested in applying we could check in with them first if wanted. We did exactly that and had no response after reaching out twice, so we decided to proceed with the application in hopes of not loosing out on a great place (we should've taken that as a red flag) After we submitted our application we reached out to Keith a couple days later for a timeline of when we could expect a response. I've had Blake Barber at Thos D Walsh as a landlord off-and-on for the past 6 years. This company is legit. I lived in one of their buildings for almost two years, and they were probably the best property management company I've ever dealt with. Maintenance requests were address promptly and professionally, and they definitely care about keeping their tenants happy. For example, Blake, the property manager, emailed me one day to let me know someone would be entering my apartment and that he let the guy know to be careful to not let my cats out - I really appreciated that. When I gave my notice that I was moving out, I asked if they would let me shorten my lease a bit

Our experience with this company has been just bizarre. We went to ab open house for a rental that they managed on a Saturday, submitted an application the same day, and then got a call from Keith Carr stating we were approved.
Here's where the rank unprofessionalism starts to appear. We told him we wanted to have a more thorough walk through before we signed the lease. We had only had time to literally run through the house to check things out on the day of the open house. We couldn't do it that evening because Mr. Carr was going to a caps game. He didn't want to do it at 5:45

I've lived in a Thomas D. Walsh managed property for about 4 years now and I can't tell you how much I love my apartment! It's in one of the best neighborhoods in the city(Historic Capitol Hill) and it's super spacious and affordable, almost freakishly so. The lovely people at the office have always been very responsive and maintenance is usually able to send someone out same day for any requests you might have. I'm moving to Brooklyn soon, but if I should EVER make my way back to DC, I will definitely rent another apt. through Walsh! Oh, and you can pay rent and submit

I am living in a property that they recently acquired and I must say they are doing a much better job than the previous managers. They are readily available when I call the office and respond to maintenance requests same day. I have never had to deal with them on the leasing end, but I would imagine the same staff handle that department as the company is small. They are always friendly and I have never had a problem with them directly and I can pay my rent online! So much more convenient. Happy customer.

I have to say That I am VERY HAPPY with my experience renting from Thomas D Walsh. I have been renting a Glover Park 1 Bedroom from them for over a year now and have found them to be very professional and responsive. Just the other night, a Saturday, my heat was low and I called the emergency number. I was extremely upset about my heat and screamed when he picked up the phone. Within 30 min Keith from the office was at my apartment helping me get the heat back. It is hard to get service like that from a big company. I do, however, wish they would take Credit Cards, please guys.

We just bought a house and will miss having them take care of things for us! However, they have also been incredibly helpful giving us names of plumbers, electricians, roofers, landscapers, etc. that they know and trust.

In early January 2013 I contacted an associate broker, Keith Carr, about a place in Foggy Bottom. After viewing the place and filling out a rental application, I received no response from Keith over the next several days - no follow-up to my emails about the processing time or a final result.
