Services
Larry is a licensed broker with the Texas Real Estate Commission, a licensed non-practicing attorney* with the State Bar of Texas, serving as your property manager. Born and raised in Houston, Texas, he came to Austin as soon as he could, earned a B.S. in Geological Sciences from the University of Texas and subsequently a Doctorate in Law.
Our Philosophy: We believe the best way to manage residential and commercial investment assets is by keeping them in a clean and updated condition. Property management demands this. This in turn generates higher market rents, faster leasing, and quality satisfied residents, thereby increasing the asset's appreciation.

Many of our clients are referred by other Realtors wanting their investment clients to be well represented after the sale.

I have used Prime Properties for my rental for 4 years and they deliver great service at a fair price. They take the headache out of being a landlord and only contact you when necessary. When it came time to sell my property they worked out the best deal I could hope for. I would recommend Prime Properties to anyone in Austin looking for a local, personal approach to property management.

These folks are the best I have ever dealt with. They are professional, knowledgeable and work hard in every aspect of the renting process and repairs of units when needed. My renter moved out and they turned the property straight away and did a HUGE scope of work in less than two weeks. I did not think it could be done. I would suggest using them to manage your properties!

They are the worst. I have worked with multiple property managers as I own properties in different states and currently live in a rental myself, and Prime Properties is the only property managers that I have dealt with or even heard of who charge the residents for damages of the house. Our refrigerator has been leaking for a while now. My sister called them and they said they will fix it with no charge to us because the damage was not caused by us. I have used Prime Properties to manage my property since 2007. Their team is well organized and professional. Each time a repair was needed or a request was made by the renter, I was informed and given notice in order to either proceed or not. I made the difficult decision to sell my home in 2020. Using Prime Properties to sell the property was the easiest choice due to their relationship with the renter. My house was listed, a contract was agreed upon, and it was sold in 35 days. They are wonderful in their billing as well. Each month an itemized statement is provided to the owner and a year end

I live out of the state and Prime Properties manages two rental properties for me for over 7 years. The service more than pays for itself. I have been very happy with their tenant screening and renting my places quickly and at market rates.
I have had to do some updates to my places—new flooring and roofing, painting etc. and they coordinated everything—getting it done quickly, looking good and at competitive rates.

Working with Prime Properties has been very challenging.
1. They charged us for repairs for huge amount, well over what was on contract. They are supposed to get owner’s permission when cost is above $250. This was a violation of contract and yet there was not an acknowledgement or apology. Just- won’t happen again.
2. Larry Parks is extremely hard to work with. He is unprofessional. It was time to end the lease and the tenants promised to leave on said date, and when I was trying to set a date with Larry, a few weeks before move out date, on when we could have a walk through, he absolutely

We rented a house managed by Prime Properties for over two years. Very cordial staff, professional and attentive. We loved the servicemen who were sent for work on the house. We had an emergency once at 3AM and they sent in all necessary repair personnel same day. Returned my call off-hours to ensure we were fine. Recommend them if you're in need of a rental property in the great Austin area

I have had rental properties for almost 57 years and Prime Properties is, without a doubt, the BEST management company I have ever had. And SO much easier than doing it myself. They have been friendly and responsive to both my needs and the needs of my (our) tenants. They are well organized and tend to things in a timely manner. They take pride in what they do and how they do it -- and it shows. Larry has been most helpful in giving me tips regarding my interactions with management companies that I have in other areas. I just wish they could handle all my properties.
