Working out of his dining room in Patterson Township, Ed soon realized that he needed to recruit his aunt Verda Vrana to help with bookkeeping. Next, he moved to a small office in Patterson and hired another appraiser, Rodney Dravenstott. A few years later, they moved to a house on the corner of Darlington Road and Rt.
Ed Cline (SRA, AI-RRS, GAA, RAA) is the owner and Chief Appraiser of Ed Cline Appraisals - a busy appraisal office with nine full-time appraisers and seven support staff, servicing Western Pennsylvania and Eastern Ohio. The office provides appraisals for both Residential and Commercial properties. Ed is a Graduate of Clarion University holding a Bachelor of Science in Real Estate and a Bachelor of Science in Finance.
Rodney Dravenstott has been appraising for over thirty years. He began his career in real estate as a sales agent for Crestwood Realty. Rod has been appraising with Ed Cline Appraisal for over twenty-four years, and currently partners with this wife, Beth to provide superior service for their clients.

Our appraiser Dan, lacks proper communication, has not followed through by coming back to reinspect a property when he says hes going to, has not communicated why he has not returned, settlement was to be done on 10/6 still has yet to be completed! Beyond frustrated and still waiting to get the house reinspected to please this mans little ego. He belittles people on a proper paint job and refusing to accept pictures to keep the process going. We were informed he did contract covid clearly we were not sympathetic to his conditions because we were days before settlement until we received his ridiculous

If I could give e 6 stars I would. This team has been wonderful to work with. They helped appraise so many houses for me over the years and I been saying "wow". Our lender used them for a loan we put on a rented single family house in PA. For what they consider a 4-bedroom house, they used comps that either sold beyond six months, were 2-bedrooms, or were still on the market. It was as if they went out of their way to find the lowest possible valuation by using non-comps. Not only did they use non-comps, they gave very little valuation to the number of rooms and gave more weight to gross living area. I mean, logically, if all else were equal, including gross living area, wouldn't the number of bedrooms be a factor in desirability and therefore value
