A Walk-Through Consultation is ideal for home buyers faced with urgent purchase situations. This walk-n-talk with a trained eye is not a home inspection, it's a consultation. It is not intended to replace a home inspection as there will be no written report. Joined by a skilled professional, you will gain more information about the property than you could have obtained on your own.
Since radon gas has been identified as the second leading cause of lung cancer in the United States, prudent realtors and home buyers want to discover if a home is contaminated prior to owning the house. The lower half of Minnesota (including all of the Twin Cities and surrounding areas) has been identified by the EPA as the highest zone, Zone 3, for radon concentration.
Sewer scope camera inspections are important because any problems with the main sewer line are the financial responsibility of the homeowner. Buyers take note: If there are problems with the sewer line that routine sewer cleaning won't solve, the repairs will likely be expensive. No age of home is immune to sewer problems.
A moisture intrusion investigation searches for the source of the moisture problem. We have the necessary tools, including thermal imaging cameras, moisture meters, professional hygrometers, and multiple ladders necessary to access any curious points in your home where moisture may be entering. This service includes a limited investigation of a specific part of a property.

I had a radon test done in July 2021. Eleisia, Tom and Todd were very professional and responsive! Report received at the end is easy to read and understand - hourly readings and charts. Price was more than reasonable. I wouldn’t hesitate to recommend Branch Property Investigations to anyone looking to get a radon test done.

We worked with Tom as an inspector for our first home. Tom was readily available to meet our inspection deadline. He did an excellent job, his inspection was comprehensive and his report was detailed. While no buyer desires "findings", we appreciated the detail to which Tom pointed out findings from minor to major. We left our inspection feeling we had all of our bases covered.

Tom and Branch Property Investigations are amazing. Professional and thorough! They saved me from buying a house that I thought was my dream house. It ended up being a monster home. And I'm glad I included the radon test, because the radon levels in this house were really high. Also Tom was so thoughtful and encouraging to me when he could clearly see that I was pretty upset that this house was such a mess. I just scheduled him to inspect my hopefully forever home as well!

Although I might have liked to be there for part of the inspection - I couldn’t because of my job. The inspector worked with me to get it done at a convenient time, and conveyed the important information to me in a very friendly manner with a virtual meeting. I was also given a full and easy to use report that I can reference and share. It seems like the inspection covered all the bases.
I would recommend this team, as it was highly recommended to me.

We were first-time home buyers and had Tom Geoffroy inspect two separate homes for us. We wanted a detailed inspection (added moisture and radon testing) to be prepared and comfortable moving forward with the offers. Tom and Brent were able to come out and do testing for mold very soon after I called them. They listened to my concerns and were very professional and thorough. It took some time, but they took samples from all areas of the house. And they kept me informed along the way. They got the test results back from the lab within 2 days. I did have some mold in a few areas of the house and they referred me to a company that could remediate it. I would definitely use them again,

Tom did a truly incredible job inspecting a townhouse for us! To say the inspection was detailed is putting it mildly, but that's exactly what a prospective buyer wants in order to make the best decision. Tom was very thorough and helpful during our inspection to determine what things were immediate things we need to fix and things that can wait awhile. He was very helpful and honest about the house and helped us see the whole picture! Highly recommend this inspection company.
