Very nice staff. very nice room, made me feel at home. Lovely town quiet and well kept. The one thing that bugged me tho was no mini fridge and no microwave other than that I loved the place

The beds are divine. Best beds and pillows in town. I slept the best I had in years. Three stories and there is no elevator. A few lights were not working. Beautiful view from our third floor balcony.

DO NOT STAY HERE. The place was swarming with ants and they charged me double the price I was supposed to pay even though the bill was discussed at check in. I have been trying to call but their number seems disconnected. The sheets and pillows were stained. There was mold on the shower curtains.

Place was clean and staff was nice. But... no microwave and refrigerator in the room. Not sure if it’s a COVID thing but still a minus. Worst part, I got overcharged 3X the amount! Good thing I used a credit card. Honest mistake hopefully but still a major issue.

The room was clean and smelled nice. The bathroom seemed to have been update recently, with new looking fixtures and shower. The floors are wood laminate, which I like better than carpet in a room. Much easier to sanitize at this point. The room was a little small with no refrigerator or microwave, but was perfect for just needing it to sleep and shower. The only surprise was there is no phone in the room. No big deal since most people have cell phones anyway, just that it was interesting. The stairs going to the rooms need recovering, but the room looked great. I would recommend for one or two

The front desk staff was friendly. The place looks nice from the outside, upon arrival at 3:00. We had to wait an hour for the room to be cleaned. Once inside the room I noticed that the carpet was not throughly vacuumed. I wanted to disinfect the surfaces of all the furniture and wasn't surprised to see all the dirt and filth that was attached to the paper towels I used. The headboard was so dirty with head grease and who knows what! I cleaned the top of the AC unit, probably hadn't been cleaned in months. I saw the cleaning lady in the room next to me, she was sitting on the bed eating

If you are thinking of visiting Santa Barbara on a budget... this is a GREAT place!!!! The orange tree inn exceeded our expectations and we will definitely be visiting here again. The staff was nice and helpful, the room was clean and well kept, and the beds were very comfortable! Sad to see all the negative reviews when all we saw were positives. 10/10 recommend!!

The Location is great! Their staff was very nice and kind. Orlando took the time to answer all our questions we have about the area. The hotel was doing remodel and he went extra miles and set up the table and chair in an quiet area for us to be able to do our work. The room was clean and peaceful. I do recommend friend and family to come stay at Orange Tree Inn.

Wanted to give one star because of my bad experience. Plus one because of the front desk guy on the morning when I checked out.
1. No hot water in shower, took half an hour to fix it.
2. Tried calling front desk with the phone in room, and phone didn’t work. So I had to use my own phone to call them.
3. Finally after taking a shower, hair dryer didn’t work.
4. When front desk came in the second time, he didn’t put on his mask.
5. When I ask for a discount due to the very unpleasant experience, front desk rejected me and basically said my issue wasn’t a big deal.

I did all right for the price I paid. I got a solid and quiet night sleep which is all I could have hoped for. Both of the staff that I dealt with were very nice and very helpful. the two issues I would have concerned the fact that the toilet is not elongated, it is round. Not comfortable for the bigger person. And the soap tray in the shower needs to be pushed further back. The location was good to walk into the main part of town.

ONE STAR NEEDED TO EVEN POST THIS REVIEW.
I needed a last minute hotel and ended up coming here. This hotel had three stars but I figured it was due to not being as high scale as most Santa Barbara hotels.
Once I checked in, I noticed how room 201 smelt dingy and also how low the level of cleanliness was.
I went to the Lobby to ask for some cleaner to tidy the room myself and I was denied and told by the receptionist "you're only staying one night." Once I brought up Covid and CDC regulation, he responded by handing me extra soap and shampoo to "put on a rag" and clean

Check in is at 3 pm. We showed up at 2 pm, asking if we can check in a little early. The desk clerk was very rude, didn't even check if the room was ready, didn't even pretend to check... right? I understand the posted standard checkin time, but if a room is ready, why make the customer wait? We get into the room, hair is in the bathtub drain, stains on the towels. I would've been willing to drive back to Thousand Oaks to stay in the Residence Inn by Marriott to stay another night .. for $30 more to get a fabulous room with a full kitchen & luxurious bed sheets. Don't waste

The room was spacious but there were dozen of people partying all night long under our window. The manager could not care less and we ended up finally getting some sleep at 5am. Would definitely not recommend if you want to get any rest.

Basic hotel that seems a bit dated. Friendly front desk staff but the free WiFi doesn't reach rooms - it's "guaranteed in the lobby only". Bathroom was clean, bed is comfy, and air conditioner works well. Beware of thin walls, bring earplugs. Movie theater and lots of food options are less then 10 mins away. Would recommend this place if you're traveling and just need a spot to crash for one night.

Horrible. We just needed a place to stay, room was clean and nice but if your even remotely loud (just talking) in a loud voice they threaten to kick you out.

So if your blacked out drunk stay here ( because I'm sure you won't be talking)

If your not... than maybe you won't get threatened to get kicked out.

Oh and other people aren't allowed including friends.. ‍ that's another reason they kick you out.

Even if it's just ones ONE
So make sure to tell them if everyone is coming. Even visitors

Don't stay here. We had to leave at 1am :(

Horrible service. I wish I got the the name of manager on-sight. I told him about me and my friend's concerns about having only one bed to sleep in, and there was a mistake of only booking one bed. Anyway, he ended up coming to our room telling us we had to leave because we had a friend hanging out with us. (Checkin - 10ish)

We had our DD (my boyfriend whom we were visiting), drop us off at our room and was hanging until the "manager" knocked on the door and said we had to go because there were too many people. Mind you 3 people in a 2 person room.

So uncomfortable.

So we left

Don't stay here if you have another option. Run down and VERY DIRTY: shower heads full of build up, tubs don't drain so you end up standing in your dirty water while you shower, bugs in the rooms, pool sucks, in one of our rooms the telephone was missing like a third of the buttons, I can go on but you get the point. We had three different rooms while we stayed here because each room had something wrong with it. Prices are RIDICULOUS for what you get. This place really needs to be inspected.

The most horrible motel experience I think I've ever had. The room was infested with ants...my daughter didn't even want to use the restroom because it wasnt clean and there were ants crawling on the tub, sinks, walls, and floor. When I checked out I made a complaint and the gentleman lied and said he was going to email me. I didn't recieve an email so i called the next day, was told the same lie and i called again in the evening...i was told i couldn't recieve a refund...i have video footage of the ants...bottom line is I wouldn't recommend this place to anyone!!!

Oh...my...God. The worst motel experience ever. So bad that I didn't even stay the night. Creepy staff members, stained towels and mildew stains in the shower. Loud environment to sleep in. You can hear the upstairs neighbors' every move with intensity. Lacked proper security measures for a single female traveler to feel safe.

Nothing fancy. Rooms opens up into the parking lot. Seems like an old motel and prolly the prices are a little too steep for what it is. But animals are welcome I think. At least it would be easy to sneak an animal in if you needed to. The parking lot seems safe and the location is walking distance to the downtown area and also to the amphitheater. There is good coffee and breakfast options down the street and the rooms seemed clean and cozy.

This hotel is fabulous!. Santa Barbara and California are expensive places to rent hotels, but the Orange Tree Inn always has decent low price deals. Our room was large, had a tv, a safe, a coffee machine, and an outside sitting area. No, the hotel does not offer breakfast, room service, turndown service, heated floors, jacuzzi bathtubs, and a refrigerator, but what do you expect for paying a low price. It's like buying a base priced car.
The hotel is located on state street, not the downtown section, but a decent section near food, shops, and restaurants.
The hotel is not five star, because

Hmm. Room was clean and well decorated for a budget motel but there was no wifi.
Called front desk- the staff /manager was very kind and helpful, by the way, and was told that there was wifi in the office - and plenty of seating.
Not at all what I had in mind for working in my room, and not at all helpful to have to up/download from a reception office?
Misleading to say wifi-
Glad for running water, in that case ;)
Due to previous reviews, I was a bit apprehensive about staying, but was able to get some sleep, and that's what I needed for another full day in SB!
