I lived at the South Ann Street property in Ventura for more than a year. It was an upper unit with a great peek-a-boo ocean view. Marisol Esquivias is a great, efficient and kindly manager, and Cochrane has a user-friendly website for payments and repair requests. The location is amazing; 15 mins. walk to the pier or downtown, and near excellent convenience stores and near the cool, new Toppers pizza/brew pub and other cafes. Definitely the most unprofessional rep I've experienced (I've worked with many pms before). They are not going to hold a place you like beyond 2 weeks. Other PM's advise you to apply and if someone else were to apply for an earlier date, they would just offer me a new move in date, not these guys unfortunately. The gentlemen here said it was his problem (I disagree).

Cochrane Property Management has been nothing short of exemplary since we first began work with them in 2019 to manage our multi family property in SB. Experience, sub contractors network and ability to manage tenants well are some of their best qualities.

This company is literally there just to take all your money. My roommate and I lived on the property for about 14 months. Red flag #1: the apartment was dirty when we received our keys. Floors scraped, flooring all lopsided, and the dishwasher was disgusting. The fridge was also dirty. The bathroom upstairs was not finished, there was a giant gap between the bathtub and the flooring. Due to this , we had an issue of bees entering from OUTSIDE, under the bathtub and out into our bathroom. One bedroom window wasn't even installed properly and the sliding portion of it would FALL OFF. Submitted

My and my roommate lived here for over a year and let me tell you it was horrible. First of all the walls are paper thin and my neighbors were very, very loud which meant I heard every single conversation every night. And things were breaking down all the time! The ceiling in the living room started to show mold. The bath tub was placed incorrectly. The door handles were loose, the drywall was not even at all, you could tell they just painted over nails and patchy drywall jobs. I called them the first week we moved in because there was no screen on my bedroom window and I couldn't keep it

Beware of these dishonest and deceitful people. They verbally sign you up for a 12 month lease, then deploy the classic "bait and switch" by putting 13 months into your contract and then keeping your full month deposit ($2200 in my case) as a nice financial bonus for themselves at the end of your lease. So they get paid for 13 months instead of 12, taking full advantage of their tenants. These people are the lowest of the low, tread carefully.

They are terrible. They don't repair anything. They create fake rules and don't apply them to everyone. They charge tenants huge cleaning and painting fees when they move out but they don't actually clean or paint. Just look at all of these terrible reviews and RUN because even the owners don't care that their company is abusive to tenants.

I rented for a number of years from Cochrane Property Management before buying a place of my own. They were always willing to investigate and address any issues I had with my unit or the building and would always try to accommodate me. I would rent from them again.

I have rented an apartment from Cochrane Property Management in Lompoc for a year and half. I have had a wonderful experience living at the apartment. When ever I put in a work order, they got back to me promptly and the work was completed quickly. When ever I reach out with questions they answer me the same day. My kids and I really enjoyed living at the apartment and appreciated the service.

This place served me a 60 day notice out of the blue and when I told them I can't afford to move because I am single working mother, Mary Cochrane just laughed at me and said it is not her problem and that I have 60 days to leave. The property is constantly under maintenance due to the old water pipes that break every month and there is always trash flying everywhere. It is suppose to be gated community but everyone just Yanks on the gate and now the gate doesn't work. Cochrane property is a joke and only care about money, not their renters. Cochrane is very accommodating property management company. They took care of our every need and were very kind, helpful, and respectful. Our move in and move out process was extremely easy. Keep the place clean and in the same state it was when you move in, and you’ll get your entire deposit returned to you. The only thing I knocked one star off for was whenever we called their office, nobody would answer. However, they are all very responsive via email so that’s the best route to contact them. Overall, a great experience!

Blanca and Alonso were always quick to respond, maintenance came quickly, my neighbors were cool, no pests, no annoying stuff with application. Just pulled your rent on time and keep your place clean and you’ll be good.

Cochrane pm is one of the most wonderful management company I've ever got. they are nice, fast and do perfect job. All the units I checked out including the one I actually lived in were nice, clean and reasonable price.
Most of them also have free wifi and only 6 months lease. So, long term or only 6 months, whatever you are looking for right now, it should work for you.

My wife our dog and i have in the same unit for almost 2years when cochrane took over the complex it was not enjoyable to live there we have had to put up with their bad faith fraudulent intimidating threatening etc.methods we were afraid of complaining because before we got this place my wife our dog and i were homeless for around 2 years and no way we were gonna go back to being homeless...actually less than one star

Was very hopeful about renting a studio through this company. When I first called about it was told it was already rented, then received an email from Alonso saying it was still available so I went to see it. I called and emailed him multiple times after viewing it with no response. I finally figured out you can apply online and did so. I rented an apartment on Chapala St. a couple years ago. I did not have any big problems in regards to the company. They were thorough and helped me quickly move into the apartment that I was looking to rent. Everything was explained to me and the apartment was very clean. My only concerns were that the bathroom didn't have a window, so it was hard to ventilate after taking a shower, I had to constantly scrub after each shower to avoid mold overgrowth. I lived in a property in Lompoc managed by this company for over two and a half years. Although the rent was cheap, there was good reason for this. The apartment was a piece of crap and the neighbors sketchy. Horrible horrible horrible property management! The worst part of this business is the lack of communication. When you need help or questions answered you can go weeks without getting someone on the phone. You can leave messages and emails and NO ONE will call you back. We dealt with Marisol during our time there. She will not return your calls or emails. Unless they need something from you, you will get no response. I have been renting apartments in So. California for 15+ years and I can easily say that Cochrane is the best property management company I've ever dealt with... I've been living in one of their apts for over 3 years and I couldn't be happier with them. They basically told me I couldn't rent because my partner has kids. We had our deposit ready to hand over and they told me the owners did not want kids on his property. Over 10+ years of property management, I've never come across a property management company that acted this way, it is considered discrimination and I can bring this to fair housing, because this is in violation of the fair housing act.
