South Texas Certified Home Inspections is located in Richmond, TX and our service area includes all of Harris, Fort Bend and surrounding counties. Choosing the right home inspector can be difficult. Unlike most professionals, you probably will not get to meet me until after you hire me. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods and yes, different pricing.
One thing for sure is that a home inspection requires work, a lot of work. Ultimately a thorough inspection depends heavily on the individual inspector's own effort. If you honor me by permitting me to inspect your new home, I guarantee that I will give you my very best effort. Donald takes about an hour longer than other inspectors because he is very, very thorough.

Services
South Texas Certified Home Inspections was founded in 2007 by Donald Rollins with a service philosophy to deliver prompt, professional real estate home inspections utilizing the latest technology and methods. I am required to follow the Standards of Practice set forth by The Texas Real Estate Commission.
The structural components including foundation and framing. The floor wall and ceiling structure, the under-floor crawl space, the roof structure and the attic. The exterior wall covering, flashing and trim. All exterior doors, attached decks, balconies, stoops, steps, porches, and their associated railings.
The seller can choose a certified InterNACHI inspector rather than be at the mercy of the buyer's choice of inspector. It might alert the seller of any items of immediate personal concern, such as radon gas or active termite infestation. The seller can assist the inspector during the inspection, something normally not done during a buyer's inspection.
Repairs, found by your inspector, will likely vary widely. Cost will vary depending on time of year, location and neighborhoods. Costs also vary due to non-visual damage that can be found once the contractor has begun to make repairs. One other caution, as much as it is sad to say is that there are unscrupulous contractors who return estimates with unnecessary or unwarranted work attached.
Donald takes about an hour longer than other inspectors because he is very, very thorough. He has a tremendous knowledge of various mechanical and structural elements and takes great pride in educating the Buyer! In this day and age, it's hard to find a company you can trust. Donald Rollins of South Texas Certified Home Inspections was recommended to me by my realtor, and now I know why - the quality of service I received was outstanding.
