I am very impressed with Evergreen's maintenance process and the repairs made to my apartment! The maintenance worker did a great job on all the repairs, and he left a detailed note describing what was done. My apartment looks great and I can tell the repairs were made with care. Thanks again for a great two years!

I'm not big on leaving reviews but I was so disappointed in Evergreen Property. They increased my rent even during the pandemic which I'm sure thats why the owners give them good reviews. I had to live with out air conditioning for over 2 months in the m of summer, the fire alarm kept scream and the had me keep changing batteries when it was because they had other issues and needed to be up dated. When I moved in the unit had cobwebs and air ducts were filthy when I moved out I hired a wonderful cleaning crew who left it spotless. They charged me for cleaning and for garbage I left

Evergreen Property Management were great in finding us a short-term property long distance. We viewed three properties remotely before selecting one. Communication was good. Most of the time, maintenance problems were corrected promptly although they were unable to find the cause of a leaking toilet after two maintenance requests (I submitted a third request on leaving). EPM were also able to find us a sublet when we needed to shorten our lease.
Having said all that, be very careful when you leave the property to take photographs of everything (toilets, base of patio doors, lights bulbs working

RENTERS BEWARE!!! A friend and I rented a house from them starting the beginning of 2020. While we were ideal tenants, leaving the house in the exact same condition, if not cleaner than when we moved in, have had the absolute most ridiculous charges taken out of our deposit upon us moving out. What kind of company charges tenants for "tightening toilet bolts, re-caulking the guest bathroom, batteries for smoke detectors that were never fixed after being reported to the maintenance team"? My ex roommate as someone who part time cleans houses for a living, left that place spotless, and

Take lots of pictures when you move out, or don't expect to get your deposit back. My roommate and I spent 3 days making sure the apartment was spotless before we moved out and exactly how it was when we got there, and we were only given $60 back from our $1,200 deposit. They disclaimed that a carpet cleaning fee would be subtracted from our deposit at the end of our lease, which is understandable, but the list of what they charged us for was simply ridiculous. Claiming they had to replace blinds, lightbulbs, doors, and saying that they had to remove items that had been left behind. Simply

DO NOT RENT FROM THEM.They wouldn't let me out of a lease even when I had a restraining order on the co-leaser and 15 domestic abuse police reports. Now I owe collections for the abuser's unpaid charges. Also, maintenance charges will be on you every time, even if you do not request the maintenance. One star is too much.

We were very dissatisfied renting from Evergreen Property Management, however we were able to come to a satisfactory conclusion. They were very deceiving and acted like they were very responsive and helpful at first, but we went the whole 12 month leasing period without really any help with the broken garage door, the mice problem, etc... I highly recommend you rent with another company. Save yourself the trouble and money. Or at least be prepared with photos and evidence. Their customer service was unhelpful. They ignored our numerous emails and phone calls asking for help with the serious mouse

These people discriminate. We are an older couple, we applied to rent a home on a Friday. We were told there were no other apps at the time so we were the first. We met all the criteria for the rental and have a good rental background. On Wednesday we received an email saying we were a backup for renting the house. When questioned they said they had several other applications and had accepted one of those. So, they don't take first come first serve. Their rental agents, not the lady that showed us the house but the others were rather rude to us!

As owners of several properties, we have found Evergreen to be the best of the three management companies we've used in the past eight years. They are knowledgeable, cooperative and keep owners informed of property conditions. What we also appreciate of the staff is their attention to detail as to upkeep. When we sold two of the properties the staff was very helpful with the transition and was the least of the worries and stress of the selling process.

The BEST rental management firm in Colorado (and maybe nation). They have 30 years of experience. They have a detailed process. They have their own maintenance team to help solve tenant (and landlord) problems. So tenants don't have to wait a week for a 3rd party contractor to fix a problem. They implement a lease that protects the owner and that is fair to the tenant. And they screen applicants so it protects everyone. Win-win.

I guess I am on the opposite end of the above reviews. Evergreen manages 4 rental units that I own; generally they've been very good to me. About subleases: I don't want my place sublet to someone without a background check performed on that person; background checks cost money, therefore the charge is reasonable. I've known the owner of Evergreen for 22 years and let me assure you, they are not fly-by-night. Everything that is in their lease is to protect them and the property owner.

DO NOT RENT FROM THEM. Their staff in particular Jillian is rude and they will keep most if not all your deposit. Also their sublease and deposit policies are ridiculous. If you want to sublease your apartment you have to pay $150 before you have someone apply to sublease. If you dont find someone after 14 days they will charge you $300. Wouldnt it make a lot more sense to have someon apply and get approved then charge the $150 so that the person trying to sublease doesn't get screwed. I am not the only one I know that has had bad experiences with this rental company. When I first
