We only place well qualified tenants. Every application we receive undergoes careful screening to keep you and your investment protected. We handle all of your property's accounting, sending out monthly bills and quickly processing incoming payments. This protects your cashflow. We coordinate rental repairs with tenants and make certain that all work done inside your property meets our strict quality standards.
All adults who will be occupying the property are required to fill complete an application. Fill out your application as completely as possible, the less information we have to come back to have you resubmit, the faster the application process can move.

Made an appointment to view a property that was available immediately, only to drive from Colorado Springs up to Stapleton & the tenant was still living there... no realtor in sight.
I called the office (and dealt with a very pleasant woman, ironically named Felicia) and was notified that I was emailed about cancelling my showing. I checked & sure enough... I had an email 15 minutes before the showing to cancel.
Instead of calling, and notifying me and offering for me to see other properties... They sent an email.
A woman was quick to come back to the location and actually meet me and show me

Can’t speak highly enough of Top Properties! Worked with Ryan directly and he got us in our first home in CO! Not only did he listen and prioritize exactly what we were looking for, he went above and beyond to make sure we wouldn’t run in to any issues and resolved any that we did immediately. Worst service ever, put you down makes you feel less than who you are. Making almost $15,000 a month is not OK with these guys. They steal your money don’t check your credit or anything else. Don’t ever contact you and then when you bring it up to the Better Business Bureau they send you a denial letter. I have never been treated so poorly in my life. Have a great credit, nine years of great rental history with the same company and way more than three times the rent it depends on how they feel. And I think a company treats anyone This way especially during a pandemic we are 90% of people were

Top Properties has been managing our rental home for a number of years now and has been an outstanding partner since the very beginning. This home used to be our primary residence so we have always cared for it as such and expected Top Properties to manage it in the same way. They have and more. They focus on being proactive and they are always finding ways to improve the speed and efficiency of necessary maintenance and repairs. This saves us money and downtime and keeps our tenants happy. This management company started off well but then completely fell short of expectation. I was in contact with the last tenant because of many of the issues that were brought up when they first moved in. Our agent had said everything was cleaned and ready for the move in but upon further notice this was far from the truth. The house still have a significant amount of dirt, dust on the floors. The previous tenants old dog house remained. Their was old "nasty" furniture left on the front porch. I'm not even sure if the agent went over to see the property prior to the move in. Later

I just moved into a property managed by this company. So far the experience has been a good one. The leasing agent was incredibly friendly and even showed the unit to us a second time. Since we've taken possession of the property we have had a few minor items come up and our property manager, Steve, has been incredibly quick and responsive in getting these things addressed. His level of care is highly appreciated. I work in property management as well and this company definitely sets the bar high for customer care in regards to both owners and tenants alike from what I have seen.

1. They were so slow with any maintenance request and we had to ask multiple times for our requests to be addressed. Many times they tried to tell us no to a request and we had to argue to get a plumber or maintenance out to the property.
2. They truly lacked with communication. They would email one tenant and not include the others on the email, which in turn caused many errors and miscommunications. We asked every single time to please include every tenant on every communication, but they NEVER did.

My experience with Top Properties has been great so far! They have been receptive and friendly appreciative of my time and just a pleasure to deal with in general. Quite honestly I have nothing but great things to say about Top Properties. From the minute I found my rental everyone has been so kind and gracious. Top Properties has been wonderful to work with. We rented our home while we lived out of state for multiple years. Ryan always took care of us and our home. Our house has a large yard and pool. We were worried to rent it out originally as the home requires so much special care. Hiring Top Properties as our property manager made sure that everything was taken care of. Ryan and his staff are super knowledgeable. I'm so happy I delegated my properties to them. Tremendous stress relief. They are on top of it! Working with Top Properties has been a pleasure. I have an older property in Denver that requires more upkeep than a traditional home. Every time something has come up, my property manager has been right there for me.
I have worked with other management businesses in the past, and can say that I have never had as good of service as with this company. I am not planning on continuing to rent this property again because I'm going to buy a house next, but if I rented again, I would definitely have Top Properties take on the management!

We worked with Michele Sage as our property manager for two years she's professional upbeat and does her job well. She facilitated all business between us and the landlord finding win-win situations for all parties involved. All repairs were done in a timely manner and any communications between the landlord and us exceeded my expectations. We enjoyed our property and working with Michelle.
