We typically offer 1-year leases. Some of our properties offer 2-year leases to accommodate local universities and their students. After you fulfill your first 1-year lease, you can then renew for another full year, or you have the option to renew month-to-month for an additional fee. The Maintenance Technician is responsible for the physical care, condition and maintenance of the buildings within their portfolio. Monitor maintenance supply inventory and notify Property Management Staff of supply needs in an organized and timely fashion. Any other maintenance related duties required and requested by the Property Management Staff.

I've lived in my location at 9th ST for just over a year. In that time we've had three different managers and none of them seem to know, or care about the building or what happens in it. They come and go without word and one day there's just a new face sitting in the office.

In a years time we've had a broken elevator for two and a half months during the summer, and again in November/ December for two weeks it was down. It hasn't been fixed, just tinkered with and will inevitably break again. We had no AC during the summer because the cooling tower on the roof repeatedly

This review is specifically for the Riverwalk building. I think it is important for any prospective renters to hear before singing a lease at this property.

There has been a multitude of issues, mainly with communication and management. Most recently multiple bikes were stolen out of the bike room. Bike locks cut and left behind. Management had not informed residents of this issue and when it was brought up (communications for this has been through the residents Facebook group) they said there is nothing they can do. Management claimed they reviewed security footage, but found nothing. I am not

Slumlords; their properties are in constant disrepair and quite literally crumbling apart. Most of their staff are inept and habitually lie about maintenance, amenities, and apartment availability. Rather than spend time and money bringing properties up to acceptable living standards, they will either ignore problems or resort to cheap fixes that never last. They must turn quite a profit. Personally, I had to deal with vermin and my ceiling collapsing (twice). A friend of mine, who has the displeasure of currently living in a PMC property, is experiencing water leaking from their ceiling and running

1218 Walnut Street had an excellent, central location. But the building is old and run down, management is cheap, and property manager Tracy is horrendously inattentive, lets problems fester for many months, and lies and makes excuses about having come to fix them. During my years there, they left decaying toilets, fridges, windows, walls, and air conditioner units. Witnessed many tenants move out specifically because of these problems. I would recommend staying far, far away..

Once you checkout of the apartment, getting in touch with them is impossible. They don't care about the emails or calls whatsoever. It's like you do not exist! Gave them a star because that is minimum allowed.

If I could give 0 stars I would. This is an absolute horrible property management group, it's ashame they have so many buildings. They do not care about or respect their current residents at all. They're incredibly rude and unhelpful if you do have an issue. If you can help it, don't move into a PMC Building. The Company is rotting from the top down.

PMC Property Group is the most irresponsible property management organization I have ever dealt with. Due to COVID and my work situation, I had to sign a lease without seeing the unit in person. I was given a virtual tour, and the unit seemed acceptable, so I signed the lease. The day I accepted my keys and first stepped foot into my unit, I instantly regretted it. Floor boards and baseboards were broken, water damage stained the walls around the windows, most of the appliances were broken, and it was 99° in the unit. We had a one year lease at the Embassy on 21st and Walnut, great location and area. The building is old but that's what we loved, the character and details. We had a studio apartment with a brand new bathroom and kitchen. No issues and very quite. 24 hour door person and gym!
Kela the Assistant Manager for Embassy portfolio was wonderful to deal with.
This location is great for those who work or go to school in University city and you are 1 block from Rittenhouse and amazing restaurants.

Avoid!! Avoid!! Regarding Warehouse Apts at 9 N 9th Street.

Terrible management of property. There have been FOUR "managers" in a short 9 month period. The newest manager is a 23yr old who is horrible, I have never had such a terrible time dealing with a rental unit in my life at age 50.

Note that I have lived in both luxury and regular multi unit rentals in Manhattan (17 yrs), San Francisco (4yrs) and now Philly (3yrs) for almost 25 years and this is the FIRST TIME I've ever had ANY problems, both with the unit AND their handling of the situation.

The worst customer service.

No one answers the phone, or responds to any messages. Website is filled with incorrect information, and after calling the main office, they told me they didn't know how to help me.

The worst management group I have ever had experience with.

Imagine waiting over a month for a response about renewing your lease which your not able to do because of a website error.

I have resided at one of the PMC properties since November of last year. The management team is exceptional. The property manager takes care of any service request within the same day of the request being submitted. Best of all, you can actually hear her smile through the telephone. The property is always maintained and kept in the most meticulous condition. I find it very hard to believe that I will ever want to leave with this kind of elevated tenant experience. Current tenant in a PMC Philadelphia building - Liberty View Apartments. I've been here almost a year and have been disappointed in the lack of care for the building that the management and "owner" have shown.

One of the amenities that attracted me to this building was the "pet exercise area" courtyard space. When I moved in, this space was covered in gravel. As time has passed, the gravel has diminished leaving only dirt (and mud) behind. As a pet owner that paid a decent pet fee and pays a monthly pet rent, I'm frustrated and disappointed in the inability to use

Wow. I don't even know where to begin. PMC has been the worst property management group I've experienced. We moved into an apartment that wasn't clean which should have been red flag #1. Our washer was broken for 3 months and when we requested updates, we were told "the parts were on back order and we are at the mercy of the company who makes them." So you can imagine my shock when our heat stopped working during the coldest two weeks of the year and we received, you guessed it. The same response.

PMC has not kept the building (Franklin Towers - Philadelphia) clean, or

First and foremost I would like to give an honest review of my first year living at One Water Street.

I had nothing but high expectations for this beautiful, luxurious grand building with countless amenities offered alongside the gorgeous views all throughout the building. I am unbelievably 110% satisfied with each and every aspect of One Water apartments by PMC Property Group.

I cannot express how much I would NOT suggest this property management group to anyone looking for a new apartment or home in Philadelphia.

I have been in the city for almost 10 years and this was by far the worst experience I have had with property managers. Beyond the issues we had with our apartment, PMC was so unpleasant to work with that we decided to move out of our apartment early. That process (to no surprise) was a complete nightmare.

Their staff is not fully equipped to handle any escalations, so if you are not happy with how the process is going, tough luck.. because they are "

DO NOT MOVE TO ANY PROPERTY MANAGED BY PMC!!!! It's literally the worst management group that excists. They are sending letters threatening to evict tenants in the middle of the COVID-19. I filed a report with PA Attorney General.

Update: Since they responded, I added a picture of the letter tenants are receiving to proof they are straight up lying.
