Lived here for two years, only moved out because the BF owns his place and I don’t. Loved it here! Amenities are nice, maintenance is great (Tony is incredible) and the support staff is very helpful. Rent is reasonable for the area. Never had any issues with noise etc and lots of friendly young people. The dog park across the street is also great if you have an energetic pup like me! Highly recommend to any young professional!

Very poor handling of move in documents (I felt like I had to teach the person how to open a PDF) and i had to constantly follow up and email the Soma representative to have them complete process on their end… now that I’ve moved in; Packages get dumped in a room and have had packages stolen / missing , grills and amenities are broken for weeks on end and not fixed , white counter tops in apartment were stained rusty brown in spots from previous tenets and I was told after move in that they would not fix this

Management is very MIA, and when they are available, they are rude, especially Yvette. Every time you want to speak to management, they’re out of office. But if you try to call, you get sent to the off-site call center, who has no idea about anything going on at the property. It took me weeks to reach anyone on site. The fire alarm goes off, what feels like, every night in the middle of the night. When asking management to do something about it, they say that the fire alarm is there for our safety. While that is true, if it’s going off this much, then clearly this complex is not safe. Management

STUDENTS: I strongly recommend finding somewhere else to live. I have had to make noise complaints over 5 times in the past two weeks about neighbors who play music so loud they vibrate the walls of my room at 2 am. It is a consistent, ongoing problem. It is finals week, and i cannot sleep because of this. I strongly recommend living elsewhere.

Good apartments with variable lease lengths to fit your needs which is a definite plus, slightly overpriced for the amenities compared to other Brickell buildings that offer more. Also they don't require 3 months of deposit to start a lease which is rare in Brickell
Update: The fire alarms go off a little too frequently for too long (10-15 minutes per time). They are definitely TOO LOUD too and are definitely in the hearing damage range.

Great location, nice amenities on the top floor and super nice staff! But the property looks like it's been abandoned. Trash bags in the halls at all hours, stained gross carpets, permanent moving pads installed in half the elevators (often with dog urine on the floor). It really looks like a building in decline. It would benefit from a manager walking the halls.

But I saw the prices went down and I went there with a friend that needed an apt for rent.
The same thing just the building looks way more destroyed, the walls are dirty, the carpet smells funny, the elevators are in poor condition and they are very sloooowwww, for an 8 floors building took forever.
In general. Overpriced building with a bad management system.

Overall the building is nice, but I’m not satisfied with the lack of security (such as broken gates and the stairwell exit doors being always wedged open with small rocks). Also, the cleanliness of the building has degraded significantly (carpets are stained and odorous as they are cleaned far too infrequently).

I currently live in soma, since I moved in September 2019 it has been a process to move. When I checked my apartment they told me that they had to fix the unit's den doors because the previous tenant had a pet and had bitten them. They told me they would change the doors that had already made the emergency order. As of this date, I am still waiting for the den doors. Considering the price of the rent that I have paid punctually from the beginning, it is a lack of respect that has not yet been installed. Additionally I have not received any updates from the soma team about the doors.

The management company has failed to resolve an ongoing issue after 7 months of consistently notifying the management office of the complaints when the office was able to easily resolve the issue. The management team was unwilling to offer any solutions. Other neighbors seem to have similar issues with management.

Management is terrible. Various locks don’t work, management has been notified multiple times and locks remain broken. Also gate is broken more than it’s fixed. You can access any part of the community right… through the gate. Not a secure property, there’s about 10 square feet of grass for your pet. Urine and feces on the ground outside regularly, mold in the hallway because the rain leaks in and saturates the carpet. DON’T get trapped here!

Probably the worst place I have ever lived... my worst complaint as of this point is that they won't even pressure wash the balcony due to all of the disgusting dirt built up from the construction... I can't even walk outside and enjoy my balcony :( very upsetting.

I have been living at Soma for almost a year now. When I saw the apartment, I was told I could move to another Greystar community, if needed, without paying a cancellation fee. It came up because my job made me travel a lot. Now that I am moving , and had considered that as part of my decision, even finding a Greystar community where I am going, they are saying they do not do that at all and won't negotiate the fee.
I spent less than 20% of my time in the building since I moved in and here is what I experienced:

Do not rent here. The tour is great but the follow through with the staff is horrible. I've been working with the woman who normally does the tours I believe her name is Yvette. I have been calling the office all weekend leaving message after message because my rent balance is wrong. I was told by her that someone would call me back same day and here we are 3 days later and nothing. I decided to go to the office since no one was answering the phone. They opened at 12 and there was a sign on the door that said no one would be there until 2pm. What's the point of having office hours if

Before I moved this apartment I loved it. Office is so helpful I can't say any bad thing about them. But my husband's bike stolen from the bikes locker room. Nobody took the responsibility. There is no cameras, it means place is not really secured . Too many people doesn't take care of after their dogs. Carpet are sting and dirty.

I am an actual resident of the building but I think I won't be one anymore once my contract is done.
Considering the amount of the rent we are paying, I could not be more upset with all the problems that this building and community is having.
First is the dirt everywhere, I even found dog feces on my door one afternoon (picture attached) and I did not complained, but often the elevators stink and you can see stains everywhere in the hallways, etc.
Then there was the thing with the gym. One of the main reasons of me choosing this place was the amenities, and specially the gym, but unfortunately

I am only giving this place a 3 because it is in a great location and the pool area and amenities are nice. Publix is across the street, the metro is next door and there are many restaurants as well as Brickell City Center and Mary Brickell village all within walking distance. But the apartments are small, the balcony is small, there is never parking in the garage even when I pay for a spot each month, and visitors have to use street parking which is never available and they have to pay by the hour. The carpets in the hallways stink, the courtyard smells like dog urine and there is way too many
