I am a current tenant in a managed building. I have called re: my lease three times, leaving my number and a message each time. TWO WEEKS LATER and still have not received a call back. Their services must be cheap (you get what you pay for), otherwise, I am not sure why any property owner would allow them to manage their property. All property owners - choose someone else to manage your properties!

I lived at Emerson Townhomes for almost 3 years. Rent increases 9% per year. Entryway reeked of ammonia for months. Building is cleaned once a week and is filthy the other 6 days. Neighbor runs a day care from their apartment. Management doesn't care, so I am out of here. Staff is very nice and the units are large, hence the 2nd star. PS: There is no elevator in the building at 8555 Emerson.

They are so shady. They raised our rent by 9% and only gave us 30 days notice. Which also is the amount of days you need to notify them you are vacating. We weren't planning on moving until we got the rent increase and by the time we got all our ducks in a row, we were still stuck there another month do to the 30 day vacate notice and were forced to pay the increased month to month rate. When I asked if we can just give them a 14 days notice, they stated no and stated it legal for them to give a 9% increase with 30 days notice. I live in the Med, 4th and Nebraska. There are other complexes Fusion Property owns throughout downtown LB. although those areas might be safer my assumption would be that general miss management is probably also an issue at those locations.

Safety of the complex
1. Theft - nothing is safe here. We have had packages, laundry, and bikes stolen. Management does little to help or notify.

2. No security - although there is a secure gate, a code to get in the front door, and security cameras, I still have really felt safe. Neighbors often prop open the front door and even prop open the garage when
