South Coast Property Management maintains membership in the following professional property management and homeowners association organizations. We are actively committed to following best practices and setting standards of excellence within our industry. A national organization that provides information and education to community associations and the professionals who support them.
Benjamin Franklin once said "It takes many good deeds to build a good reputation, and only one bad one to lose it." South Coast certainly is not perfect but we work hard to build a good reputation with our clients. We had six comprehensive proposals submitted for our review and consideration.
After careful review of all proposals and completion of a due diligence analysis, the Board unanimously selected South Coast to provide management services for our Association and we're glad we did.Our decision was finalized after performing a thorough reference check with several Board Presidents and Vendors.

Whether you are a single family, condominium/townhome or a planned unit development community, South Coast brings our professional "hands on" service to your Association tailored to meet your specific needs and desires. Your contract with South Coast is an "All Inclusive" agreement which covers all the normal day to day management operating costs that your community would need.
Not every Association requires or can afford a full community management service agreement, but the financial strength and stability of a community association are vital to its success.
South Coast provides "self-managed" associations with the ability to have all of their financial services handled in a manner that ensures that the highest of financial standards are met so that your accounts payable, accounts receivable, financial reports, audits, budget preparations, and any other banking activities so you can make sound and timely financial decisions for your homeowner's association.

Not all Associations are a size that requires community management or necessarily even financial management. But the issues surrounding any community association in California can be complex and even staying abreast of the laws and requirements that the State of California has placed on them can be challenging.

Our association hired Scott and his firm to manage our association. This is the worst firm I have had experience dealing. This has been going on for YEARS. I have tons of written documentation of this firm not responding to issues or various communication. I would be willing to share this with anyone that asked. They do not return my calls. We have several violators that they have not helped correct. And when I speak about violations, these are major violations (allowing properties to complete a total landscape change and letting the residents not gain approval, letting properties go to "

I have lived at a small condo community since 1998, that Scott Smith has managed since 2003. In 2009 I lost my husband of 18 years, and 4 months later, my job of 16 years. We had a perfect payment record until a few years ago, even after the above mentioned losses. I fell significantly behind, caught up completely, then fell a few months behind again. Fast forward to today, when I stopped by to make a payment. Scott Smith comes out of his office and starts to lecture me in the most demeaning, personally offending, and disrespectful way. He proceeds to say he doesn't care about my explanation

BAD BAD BAD (this is the second time I've been screwed by one of these types of companies... I guess I had to learn my lesson twice.)
My boyfriend and I were looking for rental homes in the Claremont, CA area over the past few months, and we saw a variety of ads on craigslist.com that had "Mike" as their contact info. I called Mike numerous times, and after about two weeks, he called me back. We set up a time to meet in order to go over the "literally thousands" (his words) of rental properties that his company managed in the area. We met at his office, he printed out a
