Diligent Inspection Services, LLC was founded in 2017 by Robert Cody Herndon, a second-generation, ASHI-Certified home inspector, former Realtor, and home improvement professional. Diligent was established on one simple idea: the customer is always the most important. We pride ourselves on stellar customer service.
Cody Herndon, a life-long craftsman, began working in real estate while studying at Georgia State University. His passion for homes, helping people find homes, and improving homes continued to grow throughout and after college. As a home inspector, Cody translates that passion into ensuring that his clients are given as much information as possible about the homes they are considering.
A home inspection is an objective, professional visual examination of the physical structure and systems of a house, from the roof to the foundation. A Diligent Home Inspection will determine the condition of the home's major systems at the time of the inspection, based on a visual inspection of accessible features.
A pre-listing inspection is identical to a general Diligent Home Inspection, but performed in advance of listing the home for sale. Often, home sellers wish to be informed of potential areas of improvement or uncover any concerns in their homes that may compromise a sale, prior to putting the homes on the market.
Radon, a radioactive gas that has been found in homes all over the United States, is the second leading cause of lung cancer. It comes from the natural breakdown of uranium in soil, rock, and water and gets into the air you breathe. Radon typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation.

My real estate agent set me up with Cody with Diligent Inspection. When I received the report, I was amazed at how thorough it was and the attention to detail was impeccable! I’m purchasing this home site unseen and after this inspection, I feel relieved. You can tell he has been doing this for a long time. He is so knowledgeable and helpful. Cody even went a step further by spending almost an hour with me on the phone to explained everything he found. I'd give Cody 6/5 stars if I could. Super friendly & extremely knowledgeable. As first time home buyers, we were a bit skittish when selecting an inspector and Cody was 100% the way to go. He walked me through the ENTIRE house, all the nooks and crannies, gave us advice on what to fix and what to "let go" and and even gave instructions on was easily fixable versus hiring a pro to do it. Even after the inspection was complete and after closing, I've called Cody 3-4 times with several other questions all of which he was more than happy to address. I could not recommend Cody more!

Cody was referred to me by my relator. He saved me from buying a terrible home. It looked beautiful to me but after having an inspection and him being OUTSIDE of the home for only 20mins he told me it would be a very bad and expensive investment. Cody is very thorough in his inspections and walks you through everything he's discovered. He outlines what works fine, may need attention in the future, and what may need immediate attention. Cody is fantastic at his job. first home we looked at required him to give us bad news and without his thoroughness and knowledge we would have bought a money pit!
