I lived here for 19 years in a really nice and roomy townhouse. The grounds were well cared for and Gerald, the manager, was quick to respond to any problems. He always returned calls promptly. It is a beautiful and safe neighborhood.

Numerous phone calls and emails. It seems as thought they just collect money for screenings but never actually do them. I’ve wasted weeks waiting for a response that I guess I’ll never get. I would strongly recommend NOT using this firm!

Bedbugs; information was not taken out of system after lease was over and I have been charged for time I wasn't actually staying in the apartment... twice (luckily, the charges were refunded after the issue was brought to light); broken AC system in our apartment, always felt damp inside (our salt and pepper grinders literally rusted with how moist the air was); management company was difficult to reach for the majority of our lease

Consider updating your policy on dogs. It's 2021 the amount of pets currently cared for in the USA has more than doubled from precovid 2018. Keep up with the times. There are no agressive breeds, just bad owners. Big dogs are less destructive most of the time because they get corrected out of necessity. So many dont correct little under 25lb dogs from bad behavior because they can only cause so much damage with their size limit and can only hurt someone so much. But we'll trained bigger dogs to an unfurnished dwelling are much less a liability of them being disobedient. Instead, maybe take something

Worst management company I have ever dealt with. Toured townhome that met our needs and explained to Richard Glick our circumstances and he still told me to apply. So I did and never heard back. This was 3 weeks ago. Left voicemails and never received a return call, text or email. Atleast someone from the company could have said something like someone else approved or property no longer on market. I would steer clear of this company and wouldn't waste your time or money. Found another property bigger, much nicer for less money and the representative guided me thru the entire process. Thanks Mr

I applied online and paid for the application fee. I had additional questions regarding the rental but nobody got back to me even though Richard and Mae both said they would. It's like pulling teeth. Now it's been two weeks and still no response.
They are clearly just taking the application fees and not responding. I see the charge on my credit card right away but for me to find out if there is a washer/dryer? Nope.

I inquired about a rental and was told that I would be called back as I was very interested in a lease. Not a single call. I liked the place so much that I submitted an application even after nobody got back to me about specifics.
In the next few days, the rent for the place went down!!! I do not want to deal with a property manager like this, even if they are hired by homeowners. Imagine the nightmare with possible maintenance issues!!!
Honestly, I feel so bad for the homeowners who hire them because they are not good at managing your property. They are wasting potential rent income and nice

My husband and I applied to a rental property, and paid the $35 application fee. It has been at least 5 days and no one has contacted us. I feel like we just flushed our cash down the drain.
Updated: I changed my rating because they got in touch with me & they refunded me.

An absolute nightmare to get ahold of anyone by email or phone. They will send you straight to voicemail. It has been 3 months now and still no response about my security deposit. They are very slow to fix any issues and took over 6 months to patch the hole in our ceiling that resulted from the leaking bathtub they refused to fix. I spent 3 years there and I’m so glad to be out and far away from that mess. If you decide to rent from them I wish you the best because they might be nice at first but once something breaks it will be hell trying to get in touch with someone or get them to fix it.

I had been a resident of one of their properties for over 3 years. I would not recommend them at all. They are very negligent in their upkeep of the property and not at all responsive. On one instance, our balcony caught on fire after 2 days of rain and when the fire department removed the wood, it was severely dry rotted, directly leading to the balcony catching like a match. On another occasion, our thermostat and HVAC unit (which were very outdated) were on the fritz and rather than fix the problem the right way, the first time, they sent someone out to jerry-rig it so that the unit could only
