Conventional home loans are standard mortgages that conform to Fannie Mae and Freddie Mac guidelines - they're the most common. Jumbo loans are big home loans - common in San Diego - where the size of the mortgage is larger than conventional. VA mortgage loans are for eligible veterans and don't require a down payment or private insurance.

Rehab mortgage loans are home loans that include funds to renovate or repair the property in question. A conventional home loan might be right for you if you're looking for a mortgage with low fees - that's not a government loan - and you meet the eligibility requirements. Basically anything that is standard housing in your area. For example: single family homes, condos, investment properties, apartments, townhouses, lofts, and vacation homes.
A jumbo loan might be right for you if you're looking for a loan that's greater than your county's conforming loan limit (which is different everywhere) - and you meet the eligibility requirements. As jumbo loans require a deposit of at least 20%, costly mortgage insurance isn't usually required. At UW Funding, you can qualify for a jumbo loan with your existing properties and bank statements.
If you're stuck renting and can't afford a large deposit, an FHA loan could get you into your own home. All requirements for an FHA loan are more relaxed than other loan programs - including your debt-to-income ratio. That depends on your unique circumstances. A VA loan might be right for you if you're an active military member, veteran, reservist, or surviving spouse and you're looking to purchase property with a small or non-existent down payment. A VA loan from UW Funding doesn't require any deposit: you can borrow 100% of the purchase price. Unlike other low-down-payment options, VA loans don't require mortgage insurance no matter the size of your deposit.

I started a refinance process with Craig Martin in March. After three months of back-and-forth (~10 rounds) requesting more documents and spending hundreds of dollars on an appraisal, the underwriters still needed more documents. Don't waste your time.
