All of the houses I have been interested in renting only offer options of Self tour, or applications. The Self tours worked, but I have been emailing and calling for days now as I would like a few questions answered before feeling comfortable to apply, and haven't gotten any responses or answers. Waste of time!

OnQ specifically asks for reviews after giving tenants their “routine access inspections”, which are very detailed walk throughs where they photograph every single item you own. Supposedly the inspections are meant so they can photograph the rental for the landlords, but I’ve yet to experience anything remotely close to that. Asking for reviews after this is just a sneaky way for them to inflate their star rating on google and bury the honest reviews that tell of how this company really is. The lack of communication and the failure to respond back in a timely matter was constant. I had to make all the efforts to get anything done. A monthly endeavor to sort out what was going on with my tenant. 7 failed inspections with in a 6 months time costed me over $4,000 in damages. After my tenant was evicted, the communication stopped when I decided to sell and not rent anymore and made that decision after the horrible experience with them.

They will waste your time during the app process & will not even let you know that a home is already taken for lease. This happened to me twice on two different homes through them. I put in an app fee & went to self tour the homes & the lock box wouldn’t let me in. I was thinking there was something wrong with the 3rd party that lets you self tour but it was because THE HOME WAS ALREADY TAKEN AND THEY DID NOT LET ANYONE KNOW. It’s just sitting on their listings as available for no reason. so I just lost my money for nothing & waited for an application process that was never Even being processed

On q property management is not very friendly towards their tenants they email me a month after I pay for my rent saying a cashiers check bounced for the month prior. I have since called my bank who in turn told me the funds are live and are verified. How does a cashiers check bounce when it is a full payment? How does a company take a month to email me about it when it says it was tried a month earlier? On top of that it was just an email, no phone call or anything. My wife who is on the lease as well and is actually the primary did not receive any kind of notice. Shady and deceptive business

Hal Whitt came for a routine inspection and he was wonderful. Very helpful and friendly. He made sure that all of our needs with the house are being met and put in results with the company on things around the house that need improvement. Worst property management company I've ever had..
In our house we had our 2nd bathroom toilet stop flushing properly. Haven't been able to use it without a plunger in over a year. Sent in a request to have it fixed over a year ago as well. Still nothing. No update. No response to emails.
Had our kitchen light go out early this year. . (We have unique lighting fixture with a ballast/hood, and LED tube lights so not an easy fix despite my best efforts) sent in a request over 6 months ago to have it fixed and still nothing. So been without a kitchen light and haven't been able to

My air conditioning issues continue to be not addressed after 4 months, going on 5, along with every other issue I have. On top of that, they're trying to bill extra fees - one tied to an American with Disabilities Act Accommodation Request.
I am now demanding financial compensation. Like I said - slumlord.

Between the hidden fees and lack of help I wouldn't recommend working with this company. Thing were taking out of my deposit that didn't make sense when I went to dispute I was advised that the landlord doesn't have to respond back and wouldn't even take my dispute into consideration . This place is horrible

Do not lease with this company, I have been in my apartment for three weeks and the entire thing has been a mess, I have water filled under my flooring in my bathroom and laundry room along not proper sealing in the laundry room so when it rains it floods all they've done is hang up a trash bag over the door! I've sent multiple emails and called, no help. Water is literally continuously coming up from the flooring and it's gross and unsanitary. Go elsewhere you will regret this. Contacted on 8-8-21 and gave up on 8-18-21 trying to get my application approved for rental property. I would only be accepted if I agreed to pay the full 1 year lease in advance. Isn't there any other way to approve a rental for a retired individual? The financial approval request seemed very age biased.

We have 2 condos being managed by onQ. Both them new, They were never responsive. One of the tenants power bill was continuously being charged to me even after they confirmed. When I enquired they repeatedly ignored my emails and never availably by phone. Save the trouble, money, energy and time. Try someone else.

As a tenant, I've had issues with everything such as roof rats at the time of move in, a leaky and moldy pool, and the house being flooded due to a faulty washing machine. Now, a large portion of the house has been in disrepair since January from the flood.
I saw these reviews when I moved in, yet my experience has been poor. I'd say the state of the rental, lack of communication, and poor experience borderlines "slum lord" status. Might I add the house is in the historical North Encanto neighborhood, meaning houses are valued higher since it is a central part of Phoenix.

I live out of state and it is important to me to work with a property manager that I can trust with my properties and takes care of the tenant's needs too. I have been working with On Q Property Management for a little over a year and a half where they now manage two of my properties. My property manager, Jeanine, is excellent with communication, very responsive in handling all matters of property management, and taking care of the tenants. She has gone above and beyond overseeing my properties.

This company is horrible when it comes to protecting the landlord's property. They lie to your face and care more about the tenant than the owner of the property! DO not use them! They used to be good, but have gone downhill SUBSTANTIALLY. You are better to take your business elsewhere - they will not have your back!
They lied about cleaning the unit, they charged me when they should have charged tenant for leaving it a mess!! DO NOT USE! Had to haggle with them to take security deposit from tenant and still fighting with them over taking money from me!!

Wanted to view a property and contacted management company through Zillow. I received an automated response saying that I could do a "self-tour" and to follow a link. The link took me to a company called Rently where I had to create an account and fill in some basic qualifying info (pets, income, evictions, etc.). After doing all that I received a message on Rently saying that the account has been paused and to call the property company directly.
Is this property available at all? If not why is it still on the MLS? If it is, I'm sure Rently contacted them to let them know their

Very shady property management company I almost put in a application with a fee of $200 on a property that they already had a contract on but didnt update it on the mls - that means had I paid the $200 it was non refundable - this is the same as stealing. I will run this by my Attorney just to find out what the law states. I was lucky but what about the people that have lost there money from this type of dealing

Still no keys, and they are contacting me for documents I already gave them prior to moving in. They have the documents, but this is somehow a "second notice". Literally any other property management company would be better. They are incompetent or just don't care. I won't stay in this house after the one year lease is up, no way I will deal with them longer than I have to.
